Everything in the room was ready when we arrived-the air con, lamps, fans and refrigerator were on already. we had slight difficulty to unlock the door from outside. the plughole in bedroom's bathroom had got clogged up since the water from spa bathtub couldn't run smoothly so it flooded the floor. the sign board for sea condition at the compound should be monitored periodically since when we checked it, there was no indicator for yellow flag that was raised at that time, we could only see green, red and white if I still could remember it.to use the wi-fi, you need to ask for it. it would be great if the villa operator can handover the modem immediately during the check in.nice and quite place for getaway. Great security too

The 1st room they gave us was bad , steam room not working, AC was leaking , shower was weak . They then transferred us to another room on the ground floor which was much better but the jacuzzi was not working . They did fix it on the same day. Cleanliness need to improve as there were a few imsects around .

Nice beach resort
Smooth check in. Nice resort, nice room, nice beach. Our room is ground floor and just walk to the pool. Love it. Karumbunai is quite far from KK town. Unless you eat in the next door resort, if not you will have to drive our for food.

So basically this place has so much potential, especially seeing as the staff are so helpful and try to please all the time. Back in 2011 The Nexus Resort, just down the beach from this place used too own this whole beachfront property, comprising the current Nexus Resort, this place and Borneo Villas. Would have been huge. Any in 2011 The whole resort was carved up and now the three areas are independently run. The problem is that Sabah Beach Villas and Suites is along way from anywhere and there are limited sports facilities or activities to do here. There is also no restaurant here (More on this shortly) so although it is self catering in a basic kitchen if you wanted to eat out you have three choices - head to town, go to Nexus or go to the cafe at the Borneo Villas complex. The food here is excellent, we'll priced and caters tho all tastes. Incidentally, the website for SBV and S says that the pool bar is open at the larger pool. This is not correct and hasn't been for many years now. The Pool Villa we stayed at was very nice. It needed a bit off TLC but when asked the staff did all they could to meet our needs. In summary, if you are looking for a quiet location and a place to read a book or listen to music, just relaxing, this place is perfect. If you are an active relaxer, beach runs and laps in the lap pool will suffice, but options other than that are outside the complex. Overall, 3/5.

Rundown, Remote & Badly Managed
We had booked to stay 4 nights but checked out after only 1 night due to a number of reasons. We had booked a 'Spa Suite' which turned out to be an apartment unit with nothing to remind one of anything to do with a spa. Firstly, this property is run like serviced apartments. The management office is not open 24 hours, so if you require assistance, you need to go to the Reception while the office is open. Secondly, the location is really, really remote. There are no shops or amenities nearby and you need to drive about 8km to the nearest little town/village for food, groceries, toiletries, etc. The apartment is very basic. The furniture is old, the bedroom floors creak, some taps/faucets leak. The kitchen cum dining area was the only place we hung out together. The apartment Wifi was not working. There was no phone signal at the apartments. This meant we literally were unable to communicate with anyone else who was not in the same premise. The only way was to drive away from the property to get weak mobile signal and pathetically slow data speeds. There is NO phone in the apartment to communicate with the management office, so forget about room service. Unless you drive to the reception, or seek assistance from the housekeeping crew while they are on duty, there is no other customer service available. The description of the facilities and amenities on various websites is grossly exaggerated. We were disappointed that there were no fixed-line phone, hair dryers, laundry, clothes-washing facilities, etc. despite reading about them. Even the swimming pool was closed during our stay. Stay here only if you have your own transport and if you really want to be cut off from the rest of the world. The property is old, aging and rundown. At RM553 a night on a weekday during off-peak season, there are other places to choose from which are better value for money and would offer better safety, security and convenience.

Not a good value for money
We states there for a weak and few things were super annoying - no restaurant or place to eat next to this hotel only kitchen (which may be plus for some). Furniture was old and broke. (Our bed was broken, infant bed was broken and etc). Service was not good at all,. ie we informed about broken bed at day1 and even at a checkout a week later nobody came to fix it. There are no sunbeds - even if you ask.. so a lot of minuses. And a perfect view.

awesome place.
We had a splendid time staying in one of the villas fronting the ocean and with a side pool. The beach was lovely. The villa was well equipped, with a jacuzzi in the master bedroom and other facilities. One would be better off stopping at a supermarket in order to make full use of the kitchen. Hope to go there again eventhough the place is quite remote.
