Wonderful, nice couple/owners. Good location up the hill and just 10 minutes walking to the old town. Comfortable room with everything you need including a kitchen. Highly recommend!

The host was incredibly sweet and welcoming, and the property itself was spotless with an amazing view truly a peaceful and scenic spot to unwind. I really enjoyed my stay here!
A few things to keep in mind: the property is on an incline and requires taking stairs to get around, so it may be challenging for those with mobility issues. While you can take an Uber from the airport or bus station, relying on one every time can be a bit impractical depending on your plans. Also, the Wi-Fi in the room wasn’t very strong, so it might not be the best choice for remote work.
That said, it’s a lovely place overall and great for a relaxing getaway. I’d definitely recommend it for travelers looking for a scenic and peaceful stay!

Really great location with great views from our room. Check in really simple and then left to our own devices which is great.
Perfect for us but bear in mind that although very close to town the property is elevated so there are hills and steps to negotiate to access the property.
Otherwise almost perfect for us and if we visited Dubrovnik again we would happily revisit Rooms Raic

Not as clean as other reviews depicted. Leftover hair everywhere and grime + dust and leftover spit/toothpaste all over the bathroom. Room was also filled with mosquitos.

A Clean, Comfortable Stay with Stunning Views – I’ll Be Back!
I had a wonderful stay at Room Raic in Dubrovnik! The place was spotlessly clean—truly one of the cleanest accommodations I’ve ever stayed in. The patio offered breathtaking views of the Old Town, which made every morning and evening feel magical.
The small convenience store called Studenac nearby was super helpful for picking up essentials, and the shared kitchen really saved us a lot of time and money—we could easily prepare our own meals, which was a huge plus.
The lady who owns the place might look a bit serious at first, but she’s actually very kind and accommodating. I really appreciated her help during our stay.
The only challenge was the steep stairs down to the beaches and Old Town—they can be a bit tough, especially on the way back up. But you can take the side roads instead, which are much easier on the legs.
Overall, I absolutely loved my stay and would definitely come back. Highly recommend for anyone looking for comfort, convenience, and stunning views.

Great views from the room. You can watch the sunrise and sunset over Dubrovnik Old Town from the balcony. Room was surprisingly large too. Location is walkable if you are able to handle hills and/or stairs.

Our stay at Rooms Raic was lovely. The host was very accommodating too. My favourite part was the view from our roof top window. Just to bear in mind, it’s extremely up vertical hills and stairs to and from the beach/own town, Just to be aware of if you don’t like walking or regarding physical ability. We love walking, so although it was tough, we enjoyed it.

First off, Anna, the keeper of Rooms Raic was extremely pleasant to work with anything we needed she helped with. The view from the balcony rooms were incredible and I highly recommend booking one of those rooms because you cannot beat the view of the sea and the city of Dubrovnik. It really isn’t a long walk into the city however, there are many many many stairs that you can take to make it shorter or you can take the roads. I’m 60 with knee problems and I did well until the last day when I needed to use Uber back-and-forth to the room. The place itself is lovely. There is a shared kitchen with a microwave and fridge, etc. so that was nice that we could store our wine and such in the refrigerator without any problems. If I ever go back to Dubrovnik, I will definitely be booking a Balcony room Again with Annika.

The room was cleaned and had a see view as showed in the description, this room had a window in the roof which gave us a nice view of old town. The host was always available for us and made our check in easy!
There is also a shared balcony with the city view in the common area. To get to the place from old city is a bit of a walk but we love walking and the view is beautiful and worth it. We loved it !

This was one of the nicest places we staying Croatia. The room and shared kitchen is excellently equipped and finished. The view of the old city and sea was spectacular. The host is very nice and hospitable. We would highly recommend it. The only caution is you need to be ready to climb stairs to get from sea level (i.e., the old town) to Room Raic's location - but that is why the view is so great. You are up high looking toward the sea.
