Host was super accommodating even when we asked for an early check in at 12 and the previous residents had asked for a late check out at 12. We couldn’t have asked for more. Only 6 rooms but they are clean and modern. Great location and would stay again! Thank you!

Check in was via a text with codes for the front door and bedroom door. Room booked was a standard double but better described as a basic double. Room was a decent size for the price and for 2 adults. However, the carpet was dirty with bits of dirt etc in the carpet, so we kept our socks/shoes on. Curtains were falling off the rail. Wardrobe was sufficient but had scratches and marks all over it and dust and bits inside. Coffee/tea facilities were Great, good selection of tea/coffee/hot chocolate and different selections of sachets of milk. The bed...felt more like a camp bed...springs very bouncy and the mattress was very thin. Bedding was clean. Bathroom was tiny...had to have the door open to sit on the loo unless you sit sideways...I'm 6ft and chunky! The shower was tiny, so had to have the door open to bend down....sorry for the mental picture!!! The floor had marks and dust everywhere and there was hair and mold around the shower tray. The wallpaper was peeling off the walls too. The first night we were woken by 2 lads in the basement shouting just after 2am, we went and spoke to them and it appeared they 'lived/worked' there and were apologetic and stayed quiet. No confirmed staff on site so would have complained if there had been at the time. For the money we paid, it was overpriced and needed a clean and update/uplift. Location of the guest house was great, near the front and 10 min walk to the pier/shops etc.

Our allocated room was occupied with another residents belongings strewn across the room. No one was available to see what on earth was happening, the common parts were dirty and we had to book another hotel . Completely hopeless

Colson House is ideally situated for exploring Brighton. Entry is by keypad code which worked well. The staff we met were friendly. The room, however was noisy - it overlooked a busy road and the windows were old allowing noise to penetrate. The bed was far too soft for me and I didn't get good night sleeps, but this is a personal preference. We were pleased to have purchased parking permits for the 3 days we were there. Parking is at a premium and the permit allows you to park anywhere in Zone C, not necessarily directly outside the guest house. We were lucky to find a space in a nearby road.

Condition of the room is somewhat worn, clear signs of wear and tear. Bathroom and shower OK. The room had everything I needed - and some nice extras - for a basic 1-night stay. Great value for money in a fantastic location for Brighton, and the surrounding area was quiet at night. Would happily stay here again.

A lovely little place. Easy to access and close to the water. The only thing that was inconvenient was the parking. The suggested parking is a bit of a walk especially when you’re carrying luggage. I would recommend to drop the bags off first before parking or organise the parking permit. Other than that, it was a lovely stay.

The check in & out was faultless. We had room 6, the only small thing was the lack of electrical plugs as the skirting board height meant that it wasn’t possible to plug in an appliance, but they had one power cord to compensate. The hotel was perfect location & central, plus the added touch of Easter eggs upon entry really cute. I’d stay there again. Super clean, comfortable bed. Plenty of communication & helpful. Even though we was facing the road we found it quiet.
