Location was very good being on the sea front, the breakfast was lovely and all the staff were friendly. The building is very old and tired but has loads of character and original features. We saw a show at the Hippodrome and the fireworks on the beach and both events are situated very close to the hotel.

Simply fantastic. Excellent service by the polite and helpful gentlemen. Breakfast simply superb. Excellent views and location. Easy parking. Very clean room . Fully equipped. Thanks for a great stay

Arrived late to book in all went well staff were brilliant after our lovely day at pleasurewood hills ,I wouldn't recommend EDDIES DINER to anyone food was absolutely disgusting and cold they say HOMEMADE but I can assure you it's not as it came straight out of a microwave had to wait over an hour with two young daughter's who were starving and I did not even eat mine as the chilli con carne was freezing the burgers were hard and tasteless...on our way back to the royal hotel we stopped at a burger stool which does a carvery burger and brought food from there omg was amazing I forget the name of it but it had a little donut stool right next door were we brought donuts parking was free after 6pm right outside our hotel untill 8 in the morning then only £7 a day what a bargain ...if I could move this hotel to our sunshine coast of sunny Essex I would in a heartbeat hotel and staff brilliant breakfast amazing and staff very helpful my girls loved there stay here in there own room ..

This property should be removed from all booking sites, we stayed in Room 103 and made a video (too large to upload). The room was filthy and disgusting, the balcony has rotting wood, in fact I wouldn't remommend it to someone who was homeless. When we arrived there was no one on reception, in the back I could hear a lady talking to someone on the phone saying they are 'Dirty Pigs' and Gary is OK until the 'S**t hits the fan'. When I asked about checking in she advised she was working on the finances and we should return later that day but could leave our cases. A truly rude woman who clearly doesn't care who's in the vicinity when making calls. A truly awful place that should be condemned

Large family room in quirky grade 2 listed building, apparently according to wikipedia Charles Dickens and King Edward VII previously stayed here, built in 1880. Towels and bed linen clean. Broken floor tile and tired decor in the bedroom, noisy due to location on seafront and single glazed windows but great views along the front through massive windows. Nice welcoming staff and a generous breakfast with great service. Massive communal spaces on ground floor. Decor all a bit dated throughout, can imagine the property in its former glory, an odd historic charm to the place. Typical old school Seaside town with arcades, pier, rides, sealife centre, fish and chips and icecream and a large sandy beach, this hotel is centrally located to it.

Hotel is very dated, which could be forgiven if the place was actually clean.... We booked a family room which had a nice view, but that was where the pleasantness ended. There was thick layers of dust on furniture, light switches. There was a badly cracked floor tile in the bathroom that someone had just pushed back together. If anyone had stepped on it barefoot, they'd have been injured. When you pulled back the top sheet there was what looked like pubic hairs scattered all over the bed. The pillows under this sheet had no cases on and they were yellow from so many sweat stains. Overall the room just felt so dirty we booked another more expensive hotel down the road. I had to tell the man at the reception that we were incredibly unhappy with the room and that I wanted a refund. The man insisted he'd find us a better room, but I said judging by the standards of the room we were in, I wouldn't even consider it. If the place had a decent clean and a bit of paint, it may not be so bad, but I wouldn't recommend staying here in the slightest no matter how desperate you are

Old hotel in need of restoration and modernisation to modern standards. Some lovely old historical features such as the lift and revolving doors, and slanted ceilings, made me smile. Room was comfortable and sea views fantastic. But poorly decorated. Extractor fan disconnected and filthy. Breakfast was a disappointment. Little choice of cold foods, and instant coffee not freshly brewed. The food there was was nice. Staff were very helpful.

Friendly staff upon arrival. Room had cob webs everywhere, the floor was very creeky and the bathroom door needed some wd40 on the hinges. The capet in the dining room needed a good vac as there was crumbs and bits of food all over it which were there on both day I went for breakfast. The breakfast was ok fried eggs could have been cooked a little more as they were a little slimy.
