Room 2 was small and compact but perfect for my last minute over night stay. Communication was brilliant and entry/exit very easy. Comfortable bed, and the complimentary chocolate bars were very much appreciated after a long day. Oh, and I’m very picky about pillows so was delighted to find they had 4 pillows each with different qualities … brilliant!

This is not a hotel. It's unstaffed with access via a security code. The property is an old converted house probably and I wonder if it has Building Regs approval. The stairs are narrow and steep and the walls are thin. Whilst everything is well decorated this seemingly papers over the cracks of previous/ongoing maintenance issues. The windows could do with a clean too. The water pressure in the morning was so poor that we were unable to take a shower. And I believe only 2/7 rooms were occupied. The owner did engage promptly to my complaint but claimed that his maintenance contractor argued that the water pressure was fine. I have a video to show how poor/unusable it was. I was offered a 20% refund, which was a kind but inadequate gesture. I definitely can't recommend this "Hotel". And the "sea view" is stretching credibility too. It's a block away between two buildings....

Nice clean room with tea & coffee & a kettle which is important to us. Lovely shower (towels suppled) TV with Netflix was a bonus. Small courtyard with tables for us smokers. 2 mins from beach, 5 from the pier. Perfectly positioned for those wanting a cosy weekend getaway. We were happy with the price too.

There is no lobby, no one to contact for any doubt, no restaurant or any amenities. I do not know why the score for the hotel is a 8.8, i would give the a 5 or below. Everything seems old, shady, insecure, dirty. We hated it.

Booked for the August bank holiday weekend which is understandably a peak time, but honestly for the price which is more than I’ve paid in some central London Hilton’s the room was very small and basic. Damp around the windows, very poor water pressure and paper thin walls shared with 9 other rooms in the very steep building. This is an air bnb for very able bodied people due to the stairs. It is not a 4 star hotel and there is not reception. For some reason, entry codes work the second time each time you input them but not the first time. Tea and coffee making facilities are available but there’s no space for a mini fridge.

First impressions of the outside of the property was disappointing in need of tidying and it was very shabby. We stayed in room 3 which was a very large suite. We were upgraded to this room . The stairs were a challenge with our case. When we first got into the room the first thing I saw was a large piece of wall which had broken plaster exposed to the block and another hole in the wall and evidence of a leak in the ceiling. The room was very clean we had a queen size bed which was comfortable. There was plenty of space to sit and watch tv on a sofa. Tea coffee biscuits even chocolate which was a nice touch. A fridge which is very handy. Plenty of hangers for hanging your clothes. We had balcony which again needed Attention . Think this property has a few issues with plumbing needs some cosmetic jobs repairing. It is because this property is a very old building. We found we had a quiet sleep. It is just looking tired In places.

Honestly I would not stay here again. For the price of a hotel at 90 pounds a night I at least expected a toilet in my room. I did not read the fine print as it was so buried it gave you the impression of a nice hotel. The rooms are very small and it is not super clean. The showers don’t work very well and the water pressure needs some work. You could hear everything through the walls from your neighbors. Finally the building is very musty and the ceiling has mold and is coming down in spots. The stairs up and down to the rooms were extremely narrow and could present a fall hazard. I think had I known all this I would’ve stayed elsewhere.

Great location wherever you’re going around Brighton. The bed was joined singles which I noticed but still comfortable. Would stay again. To pick one negative, the shower didn’t drain properly so I showered in a deep puddle of water.
