It's a small old hotel. But it's clean, located not only on the Venice island but in immediate proximity to the rail station, grocery store, bridge behind the canal -- it's a really central location. There is breakfast available for about 10 EUR (in the nearby hotel, where check-in and check-out for Florida is done) but we didn't eat it, still a good option to have. There's no AC but the weather was not hot, and no mosquitoes to fly in with the open window. The staff was nice and offered us an upgrade for free from a toilet in the corridor to the room with the toilet inside.

The check in experience was not what we expected as the Hotel does not have a registration desk of their own but rather uses one at a hotel about a block down the street. Not the worst thing but still inconvenient. The rooms were very small even by European standards, and were in somewhat disrepair, peeling wallpaper, cracks in the walls, chipped and peeling paint. The positives were that is was clean and a great location.

Fantastic location, a few steps away from Main Street that leads you to Venezia Santa Lucia train station. One thing to consider is that to go up, you need to take the stairs as there is no lift, so watch out if you are bringing luggage bags. Other than that, we really enjoyed our stay and the room was spacious, clean and had everything we needed. Recommended!

Firstly, you check in at another hotel, which was okay, however first impressions still count and the decor/furnishings as you walked in to the hotel set the mood for your stay. Very tired and scruffy. The bed was very comfy, however that was the only plus. The bathroom had no bath mat for the shower and the tiled floor was very slippery, a definite hazard. We had air conditioning, which was great, however when we returned to our room on the evening the tiled floor was flooded from this. We had to take all of our luggage off the floor. When bringing the issue up with the hotel that handled the check in we were handed two towels!! That was apparently all they could do. Therefore i had to put all the towels on the floor so we didnt slip in the morning. The breakfast was okay, however the outside area, well under a gazebo maybe, was so dirty. This shouldnt be used. If you have a small budget then this hotel will do the job. I certainly wouldnt recommend it to anyone though.

The very small bath made it dangerous to stand for your shower due to a step/seat in the bath. And the air conditioner kept not working & having to repeatedly report it to the staff.

As others wrote in their reviews, there's a sign on the front door saying to check in down the street a few doors down at another hotel. The staff was extremely friendly/cordial but it still felt like a bait & switch tactic. The bed was a very thin mattress, but other than that everything was good. Extremely convenient location with a 2 minute walk to the train station, and plenty of shops/eateries. They also have a room for guests to leave their luggage while exploring the city after check-out.

It was confusing and awkward checking in, you had to go on down the street past other businesses, even another hotel to check in at another hotel that was not marked such that you could see it until you were right at the entrance. I was just turning around when she saw the name on the little awning past another hotel.

I booked this hotel through Expedia. When we got to the hotel, there was no one around. A sign on the dek told us to go to another hotel and check in there. We did this and was told we were not staying at the hotel we had booked but at a completely different hotel. When we entered the room, it was hot (air con did not work) and absolutely filty. There was dirt everywhere and blood on the ceiling! When we spoke to the hotel staff, they told us to contact Expedia as we booked through them. On our return, I contacted Expedia and they have told me that as this hotel is refusing to contact them, there is nothing they can do. Avoid this place like the plague. There are far better and cleaner hotels in Venice. If you book here, you will regret it.
