This place is good, walking distance to Ginza and Tsukiji Market. Just a little off to Tokyo station (at least 15 mins walking). Quiet, cleanliness, staff are nice .. you ask them for towel/etc- they give to you with a smile.

My first time in Japan. I was looking for a hotel in Ginza area. Hotel Livemax dis not disappoint. Very convenient to train station which is very important. Hotel was very clean. I came early and they allowed to keep my luggage until its time to check in. Thank you Hotel Livemax

The hotel was able to fit my family of 4 sharing 2 double beds. It was a 15 min walk to Tokyo Station. A 7-Eleven was 3 min away. Very convenient because of proximity to subway to get to all the districts. The only negative was space for luggage... there was very little. We travelled light... 4 carry-ons, but that filled up whatever space there was. Apart from that, we would stay at this hotel again.

We went with this hotel due to the location reviews, even though is not far from a metro station that metro is not the best connected at least not for our locations of interest. The place is very mid I would not stay here again, the staff is ok it’s just the general atmosphere of the hotel and it’s not that cheap either.

Room is too small in reference to the price. I realized this hotel drastically reduced its price in last minute and we could have stayed for much cheaper. The AC is as load as a construction site. In the four persons room you cannot open any luggage on the floor as it is too crowded. Zero amenities. TBH, in all the hotels I stayed in Japan in this trip, this is the worst condition and yet most expensive. I gave 3 star because I am a very tolerate person. I mean this is a bare minimum living condition and my family survived 4 days in it. Good that we don't really stay indoor except just need beds to sleep

I’ve stayed in hotels all over the world, and I’ve never experienced something as ridiculous as this. The checkout time was already very early (10 a.m.), but when I asked to leave my bags for a few hours, the front desk told me they could only hold them for two hours — and that after that, they would throw them away. Yes, literally discard them. The man at reception said this quite rudely and didn’t seem to care at all how unreasonable it sounded. I travel frequently, including in Japan, and this has never happened anywhere else. Most hotels happily store bags for half a day or even until the evening. On top of that, there was a strong cigarette smell in the hallways, which made the place feel unpleasant and unclean. And despite what the listing suggests, the hotel is actually quite far from Ginza and the main Metro lines, making it inconvenient to get around. Having to check out early and being threatened that your belongings will be thrown away if you’re late by a few minutes is beyond excessive. Combined with the smell and poor location, I would absolutely never stay here again — and I strongly recommend looking elsewhere.

Only stayed one night here thankfully and will probably be the only time we do. The Asian girl (I think Chinese but not sure) that was working when we checked in was very sweet and helpful with check in and luggage storage despite not being able to speak English she was very polite and professional. The middle eastern guy in the suit (I'm guessing the manager) on the other hand was very hard to understand even though he spoke English and got an attitude when asked simple questions about self checkin and likes to make hissing noises like a cat and scoffs at customers behind their back like we couldn't hear him. Not sure what his issue is but the Livemax hotel group should definitely remove him since he lacks even the most basic skill of professionalism, while the Asian girl deserves a raise for being waaaaayyyy more helpful than that guy. From what I've heard the new prime minister is planning to deport low skilled immigrants, so might as well include him in the next batch since he can't even act right with customers and prefers to make his workplace look bad.

Great location for us to be close to the station after arriving in Japan so that we could easily get the Shinkansen the next morning. The staff were very friendly and helpful. It was fine for our purpose - staying only 1 night, but I wouldn't want to stay longer. The rooms are tiny and feel like they could use a bit of updating. Even though I booked for 4 people -2 adults and 2 children, and the staff saw us check in as a family of 4, we were only given towels for 2. Overall it was fine for 1 night to just get some sleep before moving on but I wouldn't return.

Great location for us to be close to the station after arriving in Japan so that we could easily get the Shinkansen the next morning. The staff were very friendly and helpful. It was fine for our purpose - staying only 1 night, but I wouldn't want to stay longer. The rooms are tiny and feel like they could use a bit of updating. Even though I booked for 4 people -2 adults and 2 children, and the staff saw us check in as a family of 4, we were only given towels for 2. Overall it was fine for 1 night to just get some sleep before moving on but I wouldn't return.

The room is perfect for just one person. To small for more than one. I arrived after 9pm, and the only option for check in was a self checking machine which was very confusing to operate for non Japanese speakers like myself.
