Clean hotel. Good location. Ok free dinner and breakfast which are miles better than most Hampton Inns (if you travel to US you know what I mean). Cleanliness would be 9 compared to Hampton Inn which would be around 6 (I am generous here). I spent about 120-150 nights in hotels world wide each year so I know a little. The only downside is the small space of the rooms. Then again, you can pay 4x or more and stay in Hilton’s or Marriott (I am top tier at both).

This hotel is great for the price. My booking came with breakfast and dinner included. The food was pretty good. Breakfast is buffet and dinner is a choice of two set menus, plus a salad bar. The room I had was ok. I know people say the rooms are small but I found it fine. A double bed, sofa, table for TV etc. the bathroom was a bit small but it was fine. The hallways leading from the lift to the rooms are open (to a certain degree) there is a central open core running up through the building which is open but in October it was fine. It might be cold in the winter. All in all I had a nice stay here and would stay here again.

All of the staff we encountered were great! The room and bathroom were so small it makes a cruise ship cabin seem big. We knew it would not be roomy ahead and was ok. The beds were really hard though. The bathroom has a high step and to get in the tub was extremely difficult for someone with arthritis. Dinner and breakfast were provided. We both really liked the dinner. Neither of us cared for the breakfast. They both say they end at 9:00, but the staff closes the area 30 minutes early. The area was ok. Not much around it. If you struggle with steps and a hard bed, this is not it. If that’s not an issue for you, it’s a good price! The staff truly were so kind.

It’s a great experience overall considering the rate in summer - I only paid CAD 46 for a one night stay. Clean room and friendly staff along with free breakfast as well as dinner. The only thing is that it’s a bit far from Kyoto station so location wise, the universal hotels in other Japanese cities (Hiroshima, Okayama, etc) provide a better experience.
