The room is not good and the amenities is not enough.
All areas have insects. Staff are not that approachable. they only have limited kitchen wares.
Only issues no foyer for waiting guess. Stay guess no access to pool and gym. Breakfast better than our previous stay here. Still love the location and service. Will be returning next year. Keep my name on your record. Cheers Ed
We were attending a concert at Greenbelt 5 with my girlfriend and we did not realize how close BSA Tower was to the mall itself. It was meant to be. The room was very big for the two of us and it was comfortable. We borrowed hairdryer and the staff was very attentive. It was one the most memorable weekend of my me and my girlfriend's life. Definitely coming back!

Place needs an upgrade of facilities
They have old appliances and when it broke they will charge you. Because based on my experience the TV got broke we don't even know why. When we came in we watched TV and the next day the it was already broken.

We had to stay in this hotel in makati before heading back to LA. Before this we stayed in a nice suites at ortigas then stayed here for 2 days . We’ve tried different condotel in this area before and I thought prince plaza is the worse but after staying here i realized prince is bit better after all. The only thing nice about this place is the location because it’s fronting Greenbelt 5! From the guard outside not friendly, receptionist just ok, the lobby and elevator very deceiving when your in the hallway already and heading to your room is creepy. The room is outdated very dark, outlet is far away for convenience, so many cockroaches everywhere that I had to lock all our luggage’s. Toilet paper was used by other tenant that didn’t finish, No safety deposit, no iron, no blower. Be careful with floor very slippery. WiFi is confusing and was not explained properly! We had to check out even though we still have 1 day to stay.

Spartan accommodation but great value for money for its location
The good: EXCELLENT location - right at Greenbelt 5. Couldn't be more central than that. You're at the heart of CBD and at the doorstep of high-end malls (Greenbelt). Everything you need like food and shopping is at your doorstep. Staff were professional and helpful. Water pressure was amazing! For an old, aging property, they did right with the water supply. Shower was excellent and great quality fresh towels changed daily. If your business or leisure would need you around Makati CBD, this place is perfect! Highly recommended if you want great value for money and mo frills. Just clean bed to lay your head at night. The bad: Lots of crawling tiny cock roaches everywhere. While the room, bed, sheets and toilet were extremely clean and super spotless but the sight of creeping baby roaches tells you otherwise. The property is very old therefore they need to double their effort in maintaining this. I reached into my handbag one day and roaches crawling out of it considering there never was food. Because of this we never availed the free breakfast nor eat in the room (breakfast is served in your room). I'm paranoid and hope I didn't bring home roaches in my luggage. Aircon is working very well in cooling the room with no issue save for the high-octane noise because this probably was the original unit in the early 80s and gone through series of repairs. The look is dire (broken blades, missing knobs, etc) and it's about to fall off. I couldn't get a good sleep because of the noise. Not sure if this is for all rooms or just ours. Our bed was placed right next to the aircon too (I'm talking 3 feet). They should do something about this. This could be a simple fix. Kitchen wares - don't expect a full set of glasses or spoons and forks. There was none. There were odd and super random 2 plates, 2 sets of cups, a pan, microwave and hot plate. Not sure how you could use any of it. No kettle to boil water. Very sorry sad state of the kitchen. I suggest they remove those wares they can't provide a set of something decent to use as this create expectations of a functional kitchen. Curtains were darkened from dust and probably pollution. We were grossed out and didn't touch it and left the curtains alone all through our stay.

This is our third time at BSA Tower and I booked a discounted room at Agoda. I didn't mind that we were assigned to one of the old rooms since we will be mostly enjoying our time outside. What I didn't like at all were cockroaches in the room - bathroom, bedroom, small walk-in closet. It's really disgusting to see cockroaches crawling on our belongings when we got back. There's also an unusual noise coming from the bathroom ceiling whenever you turn the bathroom lights on (this isn't the sound coming from the exhaust). We didn't experience this from the last 2 times we were here. Location is great -- just right in front of Greenbelt 5 ramp -- but we'd rather pay a bit more at another place next time. If you're given ROOM 2611, demand for a different room!

Good Location, Value for Money
We stayed here for two days. We had our own living room and ample space to move around. One of the off things about this hotel is that there is only one key provided per room. That means if the other person needs to step out, the card to keep the power in the room is not available as well. It is in a good location though, just behind Greenbelt 5. For the size of the room and the location, I'd say it's good value for money. I hope they improve the interiors of the room to make it a bit cozy since the furniture is a bit outdated. Overall, I still think this is good value for money, considering that the higher end hotels in the area command thrice the price. The pool was not available during our visit, so that also made the stay a little less enjoyable.

A good deal
Considering the price, I was surprised to see a large room waiting for me. The room is spacious enough for families even with children. Although the hotel seems old, the room I had was well-maintained. Location is also an advantage, there are fastfood restaurants, fine dining restaurants and convenience stores around. Near the mall as well.
