We were on motorbikes and the owner was very welcoming, allowing us to park the bikes on the hard-standing in front of the house (inside the property boundary so at no risk of being booked for parking on the pavement where there are double yellow lines). The rooms (we were on the top floor in 10 & 14) were great, they were en-suite and quiet. Sure the floorboards creak a bit and the decoration was a little tired but I have stayed in Travelodges that were much smaller, noisier and dirtier but had to pay twice the price. The lack of an option to dine in was not an issue: there are plenty of places to eat further along the street (this is on one end of the high street) and a café a few doors down that opens at 8.30 for breakfast (a fantastic "small" Scottish breakfast for less than £8).

Nice place, have stayed multiple times, owners always welcoming and pleasant. rooms are a good size, beds decent enough but clean and linen smells nice. really takk 12ft ceilings, bathrooms are ok, water pressure strong and good hot shower with free soaps/gels.Nothing to complain about really, have only stayed in room 4 and 9, 4 had really nice stonework, 9 quite sparce, but had shutters on the windows and were nice and warm. parking is on street, it does have a 8.30am limit mon-sat and you can not return within the hour, but its free to park overnight. no food at the hotel but a nice burger joint next door and the usual smattering of others nearby. Morrisons is 5 miles away for a decent breakfast. cant fault it really, great value for money, a nice warm room and pleasant owners - i will be back as I have family in the area.

HORRIFIC! DO NOT BOOK. Not as advertised. Unsure who wrote all these positive reviews. Check out this hotel on Trip Advisor and you'll see the pictures and reviews are TERRIBLE!!! We booked this hotel as we wanted to see Edinburgh. This was the whole purpose of our trip. This hotel was advertised as only a few miles away from Edinburgh city centre and had good reviews on Expedia. All false. The address matching this hotel doesn't exist on our phones' maps/GPS. It brought us to an identical address in Edinburgh. With lots of help from locals, 4 hours and 3 towns/stops later, we finally found this "hotel". We were horrified. The place looked completely abandoned and unsafe. Straight out of horror movie. The hotel had no lights, the windows were boarded up, there was tall overgrown weeds everywhere... The pavement you walk on before going up the stairs was all shattered and frankly a hazard. There was no way we were stepping foot inside the building, let alone sleeping there. It was almost 9:30PM, we had to scramble to find and pay for another hotel we felt safe in. When we got to our new hotel and got wifi, we contacted Expedia to alert them of the situation. The hotel has refused to provide any refund and there's nothing more Expedia can do. $160USD lost STAY AT YOUR OWN RISK. Other online reviews mention homeless people in the building, smelly rooms, drunk receptionist, sanitary issues, never issuing refunds, hard to reach, hotel previously shut down, etc.

Property needs updating, don’t go by the picture as the room we got was nothing like it. The duvet and pillows are very ‘lumpy’ and need replacing. The room itself was clean but the exterior of the building especially the windows are dirty

My stay was quite enjoyable. While the building exhibits some signs of age and wear, it has been maintained well. The staff was notably efficient and accommodating. Although it may not be overly luxurious, it is a solid accommodation option.

The rooms were clean but the beds need to be replaced. I flipped and turned the mattress. Staff were friendly and helpful. The common areas and grounds are lacking in maintenance. Accommodation is expensive in Scotland so you get what you pay for. Overall good value for money but I’d rather pay more for a higher standard of hotel.

The shower was amazing! Room was basic but mostly clean. Had hand soap and bath gel. Smelled like old house and curry. Windows were filthy. Front of house was unkempt. Easy check in. Just ring the bell and they opened the door.

This is not a hotel and definitely not 3 stars. The room I stayed in left all of my clothes smelling mouldy. The rooms walls were so thin, I could here the person in the next room like we were in the same room. What makes this even worse is that it's massively overpriced. The reviews for the property have been inflated by fake reviews. Avoid if at all possible.

Don’t know where to start. Best can say is if you are thinking of booking this…..DONT! Definitely not for seniors, stairs are too much. It’s a place that looks as if hasnt had anything done to it since 60’s. Bed and pillows very uncmfortable.
