The room (sleeping 3) was clean and spacious. It faces the back, so it was quiet despite major road and traffic going by the front of the building. Convenient location: Shopping center with Aldi is in 10-minute walking distance, and bus stop with connection to the city center right in front of the hotel. (You don't need a car in the city of Edinburgh). Staff wasn't overly friendly. The gentleman working at the reception disappeared when he saw my heavy suitcase...So did housekeeping upon check-out. Please provide lock boxes in the rooms and some shelves in the bathroom. Overall, my stay was pleasant and served my needs. I would stay there again (with less luggage...;))

Self check in and check out with detailed procedure by emails. Female staff on our first day of arrival told us the ways and directions of going to town centre. Free parking was available. Transport to town centre is just outside hotel and is very convenient. A shopping mall is just around corner. Restaurants just a short distance from hotel.

Microwave was removed from property, listing said it had microwave and refrig. The fridge was downstairs in dining room that was shared with all guests at hotel. Caused a huge inconvenience as we were unable to put things in the fridge after 10p and had no microwave to reheat. The prices were tripled because of the festival . The internet was out half of our time there. These 2 things caused us extra expenses (not able to eat left overs, had to pay for out of the country internet services while the internet was out) that we weren’t prepared to pay. Manager was no help with directions how to use bus services and was extremely rude. Housekeeping services were every other day. The housekeepers were awesome but the manager wasn’t available at the desk before 11a and after 10pm. I wouldn’t stay here again. 8 nights equaled $3,000 American dollars with no internet and no microwave . No fridge in room as claimed on sight. Will be filing a complaint with Expedia.

We were greeted as an inconvenience to the staff that we’d dared checked in. The bed was comfortable and clean enough so if you’re staying for one night and need somewhere this might do but the room wasn’t particularly clean and the bathroom had mould all over ceiling and floor surrounding the toilet. It had the worst shower I’ve had in British hotels with a trickle of water you couldn’t even stand under it as the shower head holder was fixed in place. We didn’t even bother with it the second morning and checked out feeling a bit grimy to travel back home.

Couldn't check in until 3pm and check out at 10am. Also they charfe dor leaving bags temporarily which is a rip off given the price you have to pay. The bathroom was noy as clean and shower wall is rusting. Also the room we had was not very sound proof and couldnt sleep as could hear people slamming doors and also could hear noise from cars and the street.

Convenient transpiration into the city center, but don’t count on any amount of hospitality. The commitment to no early check ins goes as far as to just have the door to the hotel locked until 3, even when someone is sitting at the desk in front of you. There was a partial roll of toilet paper in our room and it took us over 24 hours to find someone to get more. No one services the desk, there’s a sign indicating to ring the bell if you need anything, but no bell exists. It’s a place to sleep, nothing more.

Not for people that can't handle stairs. Doors are locked before 3 pm so if you land early you're screwed. The room was cleanish but I found hair from other people in the bathroom so I think they clean quickly.

Stayed here as the first stop, for 3 nights, on our 12 night Outlander trip around Scotland. Room was very comfortable but a bit dated. Perfect as a base to explore Edinburgh though. Mall a short walk away for any essentials and buses stops right outside. Lost a few ratings stars as the traffic noise is very loud. Luckily we travel with ear plugs. Too: Request a room at the back of the hotel if you’re a light sleeper.

It was easy to check in. I was in room 14 on the first floor, room facing the rear of the property. Good sized room. Bedding looked clean and fresh and so did the towels. Bathroom was clean. I only stayed one night. My wife in ERI. I had previously stayed in Travelodge which is about 4 doors away. Far cheaper than Travelodge but also an older property. When I went to bed, I heard someone knocking on a bedroom door on 3 occasions and hoped that I wouldn’t be in for a night of it. Fortunately it stopped and I had a very good sleep in the comfortable bed. Complimentary coffee, tea, milk etc in the room. So to summarise, this hotel/guest house did exactly what I wanted it to do. Thanks

The single room was adequate for my needs, I had travelled up from south England to pick up a daughter from uni and stayed 2 nights. Pluses: comfortable bed and decent shower (despite it seeming to only have one setting: hot) - which is all you need really. Nice location. I like walking so was happy to walk the 25 mins to daughter’s place / 50 mins into the centre and back. Very easy - basically one road. Negatives: my room was at the front so quite noisy and noises from either side of me sounded like an extremely old cistern or pipes every time someone had a shower or went to the loo.

Upon arrival we learned that the room that we were allocated was the so called "emergency room" where it was right at the front door in the reception area. If you opened your bedroom door, you can see the reception desk. The reception also informed us that the room had no on-suite bathroom. Our bathroom was the right next to the reception desk. So if you are needing the toilet in the middle of the night, you are walking into the reception area and likewise if you are going for a shower. We have no issue with the bathroom not being inside the bedroom, the issue we had was that the bathroom was literally inside the reception area for all to see. I went back to look on the booking to see if I had missed anything and no where on the booking information on the property, when you click to select your room, does that room appear. There was no mention of no on-suite toilet when we proceeded with the booking.

I like the surrounding of tranquility but recycle bin is at the reception area & not near to accomodation. So, we need to drive there to clear the recycle bag & put it back to accomodation isn't an easy option as we stay there for 3 nights.
