staff were very helpful and friendly. the hotel was modern and very clean. it was close to downtown and the night market. hotel arranged for a scooter for us and gave us many travel directions. best hotel we've stayed in Asia so far. had hot water and internet. good value!!

This is a friendly cozy hotel in a fantastic location. It is very simple, but everything works - the wifi is strong, the cable works, the a/c is strong, and the staff is very friendly. The only thing that was not quite excellent was the shower, which was pretty weak. If you need gallons of water dumped over your head for a shower this is not the hotel for you. But if you want a good value for your money and a comfortable environment this is a good choice.

Great guest house for the price we paid in a convenient location within Chiang Mai’s Old town. Room was spacious with a fridge and hot water. The staff were very friendly and gave us advice how to get around to various attractions.

This was my first and last time staying in a guesthouse. It felt like a hostel, but with my own room. The location of the guesthouse is great for being central to all of Old City's main attractions, but the guesthouse is not initially easy to find. The room facilities are to a poor standard, but provide everything you need. Staff were helpful when necessary. Overall, staying in this guesthouse was manageable when in need of sleep, but nothing more. I will opt for a hotel next time.

The guesthouse is a great location and the wifi works very well and those are the top features of the property. Rooms are dated and could use a little tic as well the guesthouse could likely get some new linen as one day the bed linens were changed and the new linens were visibly stained. For the price of the room the conditions were acceptable.

Old bedding with a very old mattress, everything needing throwing away or bleaching. We thought we might stay for 2nights on arrival but I couldn't hack another night so found much cleaner place round the corner for 100baht more.

We arrived after a 12 hour coach at 8am knowing we were early however we hoped to leave our bags there. The lady at reception said we could leave our bags and come back at 1 to check in. We had a long lunch and explored the area and came back at 2, an hour later. We were then told they had changed our room and it wouldn't be ready until 2:30... An hour and a half after check in time. I'm sure they wouldn't allow us to check out an hour and a half late but they delayed our check in... We also booked a room with a tv and weren't given one either but after a long day we just wanted to shower and get to bed. After 2 days we asked if our room could be made up and we also needed more tissue paper. The girl at reception said this was no problem. After arriving back after a day out we saw our room hadn't been made up at all. We have now moved to another place which is cheaper and has much better service. Ban wiang would be good for 1/2 days but no more.

We booked this accommodation last minute heading into the new year period and - as you would expect - not a lot was available. We booked Ban Wiang with low expectations as it was the best available in our price range, but we were pleasantly surprised. While the staff aren't particularly friendly, the location was excellent: near plenty of amazing food options but not noisy (yes, you can hear an occasional motorbike but this is Thailand), room was much cleaner than I expected but nothing exceptional style wise (in fact the sheets were rather retro). The building itself leaves a lot to be desired. I would recommend this as a decent option when other nicer places are full.

2 days. Not where action was but solid, clean LARGE room, compared to friends on main tourist lane. Separate bathroom and shower, had 4th floor balcony with queen. $22 (or so) bucks... clean pool I never used. Get it if you like walking, non-Farang market 2 blocks away.

We stayed for 2 nights on a short holiday. While the guesthouse is located in a convenient area of town, neither of us were very impressed with anything else. It needs some renovation and certain things such as the towels and bed linens need replacing. The room was adequately clean (not great however) but to our surprise, was not made up by housekeeping after our first night. There are many budget guesthouse/hotel options in Chiang Mai and we will look elsewhere when we return.

Close enough to the main street but nicely tucked away and quiet for the night. Staff were helpful and spoke English well. Room was clean but the bathroom was a tiny. The mattress was solid and just what I needed after a full day's walking! That was the best part for me. Towels/soap were included, the fridge in the room was helpful to store a little fruit etc.

no fridge in the room. It was okay to stay during my visit because it was winter time but I wouldn't be happy to stay there in the summer. Because my family drinks lots of cold water and sometimes we get some fruit from local market. Room itself was really clean and quiet enough to sleep.

My friend and I had a nice stay for a couple of days, the staff were very helpful, the room was fine, it has what you need. One thing was the towels and blankets, they didnt smell clean. The location of the place is perfect, right in the center of the cozy area of Chiang Mai, with plenty of nice cafes and restaurants.
