The highlights: Communication by the property manager was excellent. I was able to contact the landlord directly via text and that was very helpful. Instructions were very clear. The location felt safe despite being above a bar, which made it feel safer since there are people in the area keeping an eye on everything. You need to pass through three coded doors to get to your room. There's plenty of parking on the street like the manager states. The room was incredibly neat and clean and felt new. Sems like it's recently renovated. The bed and comforter were incredibly comfortable and I was very pleasantly surprised. The room, bed, and experience really felt like hotel quality. The room is small but excellent for one person or a couple that is out and about and just need a place to rest their head overnight. They had complimentary coffee and the location is in a walkable area with coffee shops and bars all around. Lowlights: the only minor issue I had with the location was that for two nights out of my 3-day stay the location was so loud that it was hard to sleep. I couldn't tell if the loud music and karaoke were coming from the bar downstairs or from the other guests in the rooms. It was difficult to sleep for 2/3 nights I spent there. Make sure you are exhausted or drunk before heading back to your room to sleep soundly. The next day in the morning there were trucks and cars all around you. You can hear pretty much everything. Despite that, I enjoyed my stay and felt safe.

Needed a last minute place to stay and this was PERFECT!! Reasonably priced and the owner is lovely. The rooms have everything you need and there’s a bar on the property where you can play pool and have an after-dinner drink. Highly recommend!

I was traveling for business, and ended up needing to extend my stay. It was an easy decision to stay longer! The staff was great and very helpful! Both bars downstairs are very welcoming and a great time

The hotel room was compact but spotless, equipped with a coffee maker, fridge, closet, bathroom, and small desk. We had a minor issue with the self check-in, so make sure to press the home button and enter the code upon arrival; don’t forget to press the lock button when you leave! There’s no parking on-site, but you can find offsite parking along Main Street or at the Post Office for up to 2 hours. The bar downstairs can be noisy until 3 AM, so be prepared for a late night. The location is excellent, with easy access to Southampton, Bridgehampton, and East Hampton, plus a nearby train station. We mainly slept at night and spent our days exploring, which worked perfectly for us.

It is rather small but extremely clean, very comfortable bed and linens and well equipped with very nice toiletry products. It is everything you would need to be close to all the Hamptons activities but priced affordably. You would not want to spend too much time in the room as although very comfortable, not much space to walk around. There is no front desk or anyone on premises. You are texted a code. They should state that there is no elevator and could be difficult for people getting luggage up two flights of stairs. We were very pleased with our stay and will definitely be back.

I enjoyed my stay, but when I booked I thought this property was more of a hotel. Just so you know it is not. you are renting a room above a bar. The walls are pretty thin. So it is pretty noisy as people play pool and have fun down below. Also there is no dedicated parking lot, I was able to find parking over night, but during the daytime this was a little harder (especially in the rain with luggage). The room was clean and good. Just be aware that this is not a legit hotel.

This tiny hotel sits on top of a bustling bar. So there is noise from below, but we had no problem after we bought a three dollar pack of earplugs. And I think the reviews on this hotel are super unfair. It’s actually very roomy, super clean, a great bed, a giant bathroom, and all around very comfortable!

Have stayed here quite a few times before and never had any complaints, yes the parking is inconvenient, but it’s fine. Last night I checked in to my room and the AC was barely on, and the room was very damp. I guess through all my stays, I never realized there was no way to adjust temps in your room. Was very uncomfortable sleeping, but manageable. The next morning around 7:30am guests in room 7/8 were fighting, threatening each other and breaking each other belongings. I get couples fight, but this had me contemplating calling the police because it was getting ugly. I get not having staff keeps cost down, but I’m a situation like that, it puts the rest of the guests in a bad situation.

But if you are looking for a decent place at a reasonable cost for the Hamptons area it was good enough for one night and reasonably priced. With a little TLC it could be great. It was close to ocean beaches and restaurants, very comfortable bed, wet bar was a nice feature. But unsure if I would do it again.

I arrived at my room around 7:45 pm on Friday night. There is a bar on the top floor of the building with music, loud noise and talking. It was unbearable I thought it would end at some point but it continued to almost 4:00 am. I did not sleep the whole time. In addition to that, I could hear snoring from the next room. It was the same thing on Saturday (minus the snoring.. I guess the person had checked out). I had to put on white noise and ear plugs to get a few winks. Never again!

I had to book this place just a few hours prior to arrival as my plans have changed rapidly at the last minute. I booked for 3 nights stay June 6-9 Fri, Sat, Sun. This is a small type of a place with 9 rooms on the second floor (no elevator) and a bar downstairs. I was given room #1 and discovered later on it was a bigger and better room out of the rest. The room was clean, comfortable bed, nice towels and pillows, mini fridge, hairdryer, safe, iron board, extra pillows and blankets, plenty of natural light, nice TV and WiFi. However (!) the bar downstairs is extremely noisy! The partying and billiard playing was continuing on every night until 2:30-3:00 am! Good thing, I am used to sleep with the TV on but even then, loud cheers and music can be very disturbing if you are trying to get a good night’s rest. However, if the bar scene is for you, this is the place to stay at. Convenient short driving distance to the beach, little shops and conveniences all around. Electronic check in and check out without concierge, parking on the street or in the back lot if there are spaces available (spaces were available during my stay). I probably will stay there again, as the price was suitable for my budget but I have to mention again- not for everyone! The bar downstairs is just lots and lots of noise!

Place was very clean. My only issue is the TV in room 9 is so small, that i had a hard time seeing and enjoying it. Last stays TV was much bigger. Im a woman of a particular age, and i would benefit me, and others with a bigger TV. Don't want that room next time. Please and thank you
