I like the building and the history of the building. The staff was very friendly and answered any question I had. If I ever travel to Edinburgh again I would differently make this hotel my first stop to stay.

The space was unuque and beautiful. Definite old world charm. The staff was helpful with suggestions, and friendly. The common spaces were very nice. I would say the room is good for sleeping, but just be aware they are very tiny rooms. It was exactly what we needed, but if I wanted to stay at a place where I'd be in my room a lot I would probably choose something else. But since my room was just for sleeping I would stay here again because I liked all the other spaces.

Extremely disapointed in the presentation and content of the breakfast. Very small amounts of buffet food, served from a small area close to diners which meant items were overlooked as it was difficult to see .Cooked breakfast was good quality but embarrassing quantity ( eg, the three pieces of sliced mushroom on my plate did not even add up to one whole mushroom) My husband and I were allocated one slice of toast each and we noticed a slight hesitation from the waitress when we asked for more toast. No choice between brown or white bread which not an unreasonable request. No sauces offered, individual jam portions felt very cheap. We feel that the quality of of the breakfast did not reflect the price we paid for B&B.

Staff was so kind and always ready to help. Breakfast was awesome. Rooms very clean and comfortable. Nice beds and bedding/sheets. Very happy with our stay!

Good location and easy access to City Centre and main attractions. Comfortable and clean. Staff very friendly and helpful. Although one morning buffet for breakfast was not adequate as ran out of certain items.

The B&B had a lot of character. We booked a room for 3 people. The king bed was nice for 2 but the terrible sofa bed was not good for 3rd person. The creaky springs and terrible mattress were the worst I’ve seen. We ended up putting sofa bed cushions on the floor to be able to get any sleep. We slept on basement floor and there were no windows that we could open up to get fresh air. There was a strong perfume smell in hallway -not sure what it was. It was clean and quiet and breakfast was decent. The staff were very friendly and accommodating. Three nights there was too many.

This was a decent enough place to stay but we probably would not stay here again. The hotel was not very clean, the breakfast was lackluster at best and their lift was ridiculously small. It was just fine but not great.

Nice location near Dean's village. 15 minute walk to the cities main attractions. The building is old so our windows would shake from the wind. The staff was very nice and helpful, especially Katlyn at the front desk. For the price, I really expected a bit nicer of a place. The room was a little run down- paint chipped off the furniture, cracked window and cracked mirror in the bathroom. Mismatched carpet flooring in the stairway. But the view from our room was stunning- maybe that is what they charge for.

In a basement room, view of bins with a light shining into room as blinds were not properly fitted. No glasses for water for me to take medication, not very clean no headboard just a large picture at back of bed. Bed was 2 singles together, mattress not same height so uncomfortable. Room and bathroom had strange smell. Went to loo and saw how dirty it was behind sink, then after our showe stange black marks appeared on the mat. Breakfast was ok,the Big breakfast certainly wasn't big,but adequate. Beans were cold. Ran out of pastries by 8.45 am. I had eggs benedict,lovely although my error I should have asked for one as two were just a bit too rich for me. Upon exiting the breakfast we noticed the sudden appearance of egg sandwiches, my fear is that was my second egg that I didn't eat. Staff at breakfast were lovely. At check out we weren't even asked how our stay was. Says it all! For £254.00 for one night I wouldn't return,

It was a lovely stay for a solo trip. The breakfast was tasty, and a lovely surprise to me that it was made to order! Also loved how easy it was to get to most places I wanted to see by foot. Would definitely stay here again if I find myself in Edinburgh.

Lovely hotel. We had a large family room with wonderful views. The staff were all friendly and efficient. What let it down badly was the quality of the breakfast. Hard, dried up bacon, hard rubbery scrambled eggs, burnt croissants. We saw someone else send their breakfast back. I would have happily returned to the hotel if it wasn’t for the breakfast.

Accommodation was great but there was lack of flexibility for early arrivals. Breakfast was ok but service was lacking having to ask for things multiple times and items still not provided. Great location but lack of information about local area (I.e closest tram stop etc)

Arrived at 2pm to find hotel doors locked. Rang bell to be greeted by a member of staff who advised that reception was closed and would open at 3.00 for check-in. She did offer for us to leave our case in the corner. Odd given the hotel advertise a bar open from 7.00 am until 11.00 pm! Comfortable room, although no safe. Breakfast service and the quality of food were very poor. Asked 4 times if we wanted tea or coffee but order didn’t arrive. Cooked breakfast was served to my wife 5 minutes after mine arrived and both arrived cold and inedible. Open buffet options available but no serving utensils meant guests were using their hands to help themselves to items including sliced melon, salad items and pastries. Not a pleasant experience and such a shame as it is a lovely building in a good location.
