Ideally located close to the town centre. Full of character,charm and cosiness. Delicious breakfast. Comfortable suite overlooking the garden. Can be Tetris in the carpark so arrive early! Bath is hilly so the return walk is up a gradual incline. I had no issues but there are many taxis available if you don't want to walk uphill.

Thorough introduction on arrival to property by Casey. The breakfast was perfect. Lovely choice of fruit, yogurt, cereals together with perfectly cooked breakfast. Would definitely book this venue again

Kaycee (unsure of spelling) was very helpful and welcoming. Breakfast was wonderful, worth having, and the fresh fruit was beautiful. Nice atmosphere, though the lovely classical music was cut off mid breakfast twice. Maybe after breakfast would be better time to change the music. Access to the room with the terrace was terrible; I suggest leading people across the lawn instead of past the untidy wood pile and down the rustic but uneven steps. Or through the back gate on the road instead, especially if they have large luggage. It was a great room though. Great location, lovely 15/20 minute walk to Bath centre but not much else nearby. Would recommend and stay again.

It wasn't clear to me that breakfast wasn't included in the price. That was my only disappointment. It was a really nice location. There was a bit of noise from traffic (some rooms face a kind of busy street) but they provided ear plugs.

Didn't have breakfast unfortunately as some confusion over booking Single Rooms spacious and decorated well, bed comfortable, earplugs provided and needed as a fairly light sleeper the traffic noise was continuous all night Guest living room and bar full of charm and character and bar well stocked at reasonable prices

Full breakfast options available, including regular or vegetarian Full English, Eggs Benedict, and crepes, or a continental breakfast for a lighter option. Room was very clean, spacious, beautifully decorated, and had lovely garden views and direct access to a small patio and garden area.

Nice hotel, good location and friendly staff. Small issues were mold on the shower walls along with drainage issues. The shower base would fill to just under the ankle in a few minutes. Be mindful if staying in room 7 of the noise level in the morning as you will be right next to the staff area, so there's a lot of coming and going of a morning. Not an issue if you want to be awake from 7am.

Nice B&B outside of Bath (15-20 minute walk). The parking lot is very small and on a hill which makes it difficult to park. Breakfast was NOT included with our Expedia booking which I was disappointed about because that’s why I booked this place. A continental breakfast was £7.50/person per day and it was VERY basic (no protein at all). You could buy a fuller breakfast for $14/person/day. Staff was very nice and overall it was a nice stay.

This property is a little way out of the centre of Bath. It took us about 20 minutes to walk to the Roman Baths and there are some steps/a hill involved so not ideal for anyone elderly or in bad weather unless you're willing to take a cab. It's an OK B&B and I had a comfortable, if slightly tired, room with an ensuite shower. I was able to park my car on the road outside for £10 per day (all of the small spaces on property were full) which is definitely a benefit as parking in town can be expensive. I didn't take the top hotel priced breakfast so can't comment on that. I wouldn't stay here again as I have learned I prefer the centre of town where I can find hotel accommodation at comparable prices right in the middle of the this beautiful city.
