Pretty much run down. Smells wierd and has molds in bathrooms. You can get better option for theprice around. However, the Pisa Tower was quite close.

The best point was that the hotel offers a 10% discount at an adjacent restaurant with good service and good food. The room was clean but small and fairly primitive - ok for a night's stay close to the Tower and the excellent botanical garden and museum, but not a place I would want to stay any longer. The stairway between the 2nd and 3rd floors had towels strewn on the floor, and there was a smell of rotting food near the reception desk. (I might have just been there on a bad night.)

The room was very dated and was in desperate need of a refurbishment. It did not match the example pictures on hotels.com which was very disappointing. The room lacked basic services such as a fridge which is less than ideal in Italy during hot weather. It had a kettle but there was no cups or tea/coffee provided so a bit pointless.
The room wasn’t clean on arrival with dust present throughout the room and hair in the shower.
The walls had splatter marks from where people had swatted flies and the shower had ants in it. I suffered numerous bites on my body during my two night stay. My partner and I felt itchy during the night.
The room wasn’t cleaned during our stay which sums us the hotels attitude to cleanliness.
The hotel was noisy and the room seemed to lack any soundproofing as we could hear noise from other rooms constantly.
The reception was rarely manned to speak with anyone as they were too busy supporting their adjacent business in the restaurant.
The only positive was its location to local attractions.

The hotel is 5mins walk from the tower of Pisa. There is decent street parking nearby but you do not need or want a car here. There are many food restaurants and bars walking distance. Facilities are dated but it is clean and the staff is very helpful and friendly. For example they can offer a €3 breakfast and can help you get a €15 citywide parking permit. I wish I could have stayed longer in Pisa.

The staff were friendly and the room was clean ( except for the inside of the shower, behind the shower doors). The room didn’t feel welcoming and was rather tatty and dated. Often, there were large sacks of dirty bedding and towels left on the stairs. The adjoining restaurant (La Corte de San Leonardo) was excellent.

The property was so lovely for an older hotel with very friendly and accommodating staff. Being informed that it is family-owned made staying there even more special. One can tell that there is a lot of care into maintaining the property and its ambiance. Staff was enthusiastic about telling us the hotel’s history, which was very interesting. The rooms were nice and spacious. They were quiet and very comfortable. The restaurant was a nice addition and the place is a very short walk to the Leaning Tower of Pisa. A great place to stay when visiting Pisa.

Talk about a hole in the wall hotel. Connected to what appeared to be a highly sought out dinner venue. Walkable to just about anything one could need from leaning towers to merchandise, hole in the wall dinner lounges and transportation. Place was clean and staff was very friendly and helpful
