Room nice with 2 lge double beds which had freshly bright bed linen. Complimentary tea/coffee biscuits. Bathroom was very clean with plenty of fresh towels and toiletries.Few local pubs and eateries within a easy walk. Not far by car to retail park with plenty of shops.

Bait and switch, no hot water in the bathroom, the tv didn’t work, walls were paper thin, and they gave us a room in their BALMORAL GUESTHOUSE instead of the hotel. When we checked in at the CALEDONIAN HOTEL we were told they actually had another building at the back where our room was. Turned out to be a low quality guest house building, and instead of the spacious double room pictured in their Expedia summary we got a cramped hole. There was no hot water in the bathroom. The tv automatically switched off after 5 minutes. We spent the night listening to snoring coming from next door. The next morning the manager refused to come out and talk to us. They attract customers with pictures of a fine solid building and nice rooms, then put you up in what can only be described as one star accommodation. Difficult to think of a clearer example of bait and switch. Didn’t get any sleep, couldn’t have a shower, but the breakfast was edible. Not recommended.

Enjoyed my stay but tv was nit recieving a signal, i was not offered internet or password and the kettle needed a good clean/de scale these points spoiled a good stay as room, parking,breakfast was good for the price paid.

This an average hotel only provides a b&b service. The cooked breakfast is very good. There is a bar but it doesn't stay open for very long. The room we had was clean, but lacked sound proofing. We could hear everything going on in the next room.

We booked this B&B pretty much last minute without checking the reviews but it wouldn't have put us off as everyone and their expectations are different. Our room was pretty big that a kingsize bed would have easily fit in. The bed was comfortable. After a few hours, we realised how thin the walls were as we could hear other guests in their rooms as though they were in ours with us. The B&B next door uses the breakfast facilities of the Caledonian so there was a lot of noise coming in from outside of guests coming and going. Breakfast was buffet style and there was plenty to choose from. The room was clean and welcoming but it does look a little tired in places such as the bathroom and doors. For what we paid including breakfast, it was great value for money. There was plenty of parking and it was easy to find. Dumfries centre was only a 15 minute walk away.

Quiet hotel but within walking distance of all shops, restaurants etc. Could do with further lighting in room 5. Staff first class. Will stay again. Having worked away from home for 40 plus years and stayed in various hotels I cannot see why there are so many negative comments.
