The website and reviews are completely different then when I stayed there. The bedding, sheets, towels, robes, everything had stains on it. The building is really run down, structural damage, cracks in the walls. The bathroom shower is gross. It flooded water was running out the shower into where the toilet is. The beach is completely useless so many rocks no where to sit and relax. I cant tell you when the water has ever been changed in any of the pools they have. Especially the ones in the room on the balcony. Also a place where you cant sit and relax. Everything needs a complete overhaul and make over. The restaurant was okay, the food I had the first time was good. The second time I got sick and threw my guts up. The silverwear they give you is dirty. I used my hands and only had the tacos. Last but not least the road to get to the hotel is terrible potholes every where and goodluck getting a driver to pick you up or drop you off if you dont get a private driver like I did. My experience was terrible and I would never stay there again.

My room was right in the beach with a pool and hot tub on my balcony. It was a great room for the price. The staff were friendly and helpful too!

Horrible. This property is in disrepair and needs some major maintenance. The place smelled of CAT piss. Cats all over the property. Broken hand rails. Glass wall panels separating the property next door broken. Sliding glass door broken. The entire property was dirty and needs a paint job. From the moment we stepped into our room our eyes started burning. We told the property manager that we could not stay the night in these conditions.

Unfortunately I cannot say the value of this place is accurate. The view is fantastic and restaurant staff were great, however I did not feel super safe/comfortable. My parter getting shocked when he turned the light on, to having to strain and twist to get out of the room to the back because of the room planning, the slippery floors in the bathroom and the raised deck boards causing many people to trip. The shower wasn’t clean and the design with wooden floor was smelly. This place could be great with a lot of maintenance and rethinking some original design choices to make clean and more accessible.

We loved everything about our stay at O’Tulum! Waking up everyday to sunshine, lovely ocean breezes, a dip in my own personal pool - priceless! The staff is super welcoming and friendly!!! We’ll definitely be back 😍

Want to get hotel catfished then book here! I’m sure at one time this place was a 4star hotel, but that was prob 15+ yrs ago when they originally took the hotel photos. I paid for the master suite (which I did not get), the room door could be opened with any key and even a coin (trust me I have videos!) The beach and surrounding areas was heavily covered in trash and heavy seaweed. I understand not all hotels clean the seaweed but at least attempt to clean the trash and love the ocean smh. Don’t let them fool you when they say all the beaches are like that, they are NOT! The bed in the room was probably the best thing about the place, and the breakfast was a joke (good thing I don’t really eat breakfast). The staff was informative and mostly nice, with hints of sarcasm I didn’t appreciate. Long story short don’t stay at any of the hotels in the Tankah neighborhood, unless it’s the Cielo Maya.

Food at the restaurant was amazing! And the staff are the sweetest people. Great stay for us.

Room was spotless and the ocean view INCOMPARABLE! Comfy bed and linens and a sharp modern washroom area. Small kitchen-y area with a fridge to stash your snacks and drinks. The food at the restaurant was very tasty and priced in line with other places we’ve eaten. Nouria and the rest of the staff were kind and helpful, making us feel very at home. The only shortcoming, in my opinion, was limited seating at each of the two pools. Also—fair warning there is a long drive down a bumpy road with BIG speed bumps that aren’t always marked. Drive SLOWLY.

Pools not great need some TLC 10 min drive from highway. Gravel/coral road great Cenote nearby Like location between Tulum and Akamal.

Great staff, beautiful views, comfortable beds, quiet rooms

Staff: Fastantic and attentive. Only reason we stayed after seeing the bait and switch we walked into. Property: Absolute disrepair and needs a complete makeover. (I have plenty of pictures should this property owner tries and deny it). Not sure if it was the discoloration of the pools (yellow tint) or just dirty water, but we didn't get in once. Even though the staff was nice enough to clean our personal pool for us. Room: Needed to be cleaned which the staff did right away. Again, everything is in disrepair. Door handle to balcony was loose (staff fixed). There are no window screens of any kind of mosquito nets so prepare. Out bathroom window was broken and never shut so we needed to keep the bathroom door shut to keep mosquitos out. Smart TV works, AC works. Our bed was very soft. Old mattress with egg crate foam cover. Nice sheets and pillows! Pictures MUST have been taken years ago as they do not match. Aerial view is from so long ago that there was no neighbors to the right. Bike racks filled with bikes. Not there. Day beds missing covers and curtains from site pictures. Location: About 10 min off main highway in an easy dirt road. Close to Tulum. Not much going on around the property but other mediocre hotels. Food, diner quality at best. Beach, rocky. Need to know how to swim in rocks. Need swim shoes. Views were very nice, but they're nice everywhere in Tulum so stay somewhere else. The price is cheap for a reason. Not sure how this property gets the reviews

The staff was very friendly & helpful! The pools are a great feature but NOTHING compares to the view of the beach, rolling waves, and the relaxing atmosphere.

The place was beautiful, simple and clean. The direct ocean view was breathtaking. The staff was great. The room was spacious and clean. It could definitely get an update with some minor things. The only thing to note is that to get there the road is pretty bad, it’s not the hotels fault but a heads up would be nice. The pool could be cleaner and the beach there and around was full of trash and it was heartbreaking.
