This could be a beautiful place, but the property has seen better days and we felt it looked rather sad. Autumn leaves in entrance way. Note pinned to the door with a couple of mobile numbers. Person answered, explained how to use the keypad lock box to release room key. No-one at reception. Room furnished in traditional way with clean bedding. Bathroom had over bath shower. Two small bath towels, 1 small hand towel which we used as bath mat. Loo roll, no holder, Clean. Tray with kettle (which wouldn’t fit under tap), cups, saucers, teaspoons. 3 teabags, 3 coffee sachets and 4 milks. Booking included breakfast. Were very surprised when we opened door in the morning to head to the breakfast room to find two white paper bags on the floor outside the door! Breakfast - chocolate brioche, satsuma, tub of instant porridge, Blue Riband wafer, yogurt, capri sun orange drink. Not exactly what we had been expecting! On arrival i asked if we would meet in the morning, which they agreed would happen. However, we never saw anyone apart from other guests trundling their bags to the car park. Put key back in box as we left. Outside several rooms were chairs and tables. Weather was hot so was good to open French doors to let air. Outside generally slightly unkempt with evidence that it had once been pretty stylish, with statues and attractive furniture behind hedge. Muntjac deer in the grounds. Parking free. Front of property neater than elsewhere. Needs TLC and staff present.

Maybe building little older clean line bit old not same big hotel what looked like. Staff very helpful how we are get a keys . National park is very good. We are didn’t have a breakfast so can’t tell. Car park is okay free . Overall is okay.

Very old and dated no person to welcome on arrival. Room given was not the room booked, did change via a mobile phone conversation. No breakfast buffet which was on the booking, opened the door and saw 2 bags on the floor which was breakfast!!!!!! Appalling. Heated towel rail on room roasting in this heatwave....Avoid

The weather didn’t help being unbearably hot , everything was very basic , but ok . Checking was very very helpful and exceptionally polite , if you just want somewhere when you are working away to get some sleep , then it’s good , couldn’t find WiFi code for room ?

A delightful B&B. Great Value. I will definitely visit again.

Pleasant stay here we had a comfy bed and a quite stay, will come and book again if needed to come to the same area

To check in you have to call a number and are then directed to the appropriate key safe. No staff present. Breakfast in a bag outside your door in the morning. The place is in need of a refit. My room was ok. No TV working. Everything very basic. Very expensive for what is offered. More of a hostel type place. Would I return? No. Not good enough the price.

Any hotel that is not vat registered doesn’t qualify as a hotel in my opinion

The property needed lots of TLC in all areas. The breakfast was low average and was delivered in a paper bag with cold snacks. I would nt recommend to any one

In terms of cleanliness, a tidy bathroom, and a backyard garden, this hotel provides the most satisfactory accommodations. Notably, they provide complimentary breakfast, which is a highly valued amenity.

This property is not what is shown in the photos . The hotel is run down , grass is over grown , bathroom dirty with cracks and tiles , TV not working is at it should with lines down it , missing light bulbs , cracked tile , bedside Lamp not working , wires hanging from the TV ,dirty blinds, dirty towels , dining room not used for breakfast , its closed and has been for sometime , breakfast was advertised as a buffet it was in a bag not a buffet . Bath panel cracked and not connected to the bath. Smell in room , had to buy a candle and febreeze.

This is the creepiest place I have ever been. The best moment is the day I left. This place should not be in business, this place should be shut down by the Environmental Health Authorities. It isn’t worth even half of a star.

I appreciate that in life “you get what you pay for” and this hotel is on the lower end of price scale however the room was beyond dirty. The only thing that was clean was the bed linen, thankfully The floor didn’t look like it had been hoovered in weeks, the little dressing table and bedside table were sticky and covered in crumbs as was the stool. There were slug trails visible on the carpet and sure enough when I got back at 2230 there was one in the bathroom and one by the dressing table. Don’t put anything (and I mean anything) on the floor. Also breakfast is a to-go bag and to be honest based on what I’d seen I wasn’t unhappy that all the food was pre packed.

When I booked this the impression was of a much nicer place. It's very dated, old and grotty. They did leave a bagged breakfast in the room that was good and very nice of them. The wording in the booking was 'upmarket' which clearly is untrue. Even the map location is incorrect by some 100+ metres meaning I had to call the property. I would not stay again and sadly can't recommend it. It's not even especially cheap given the competition locally.

The host was most helpful when I got there and have not received a door code as I only booked an hour before. It is an old manor house with lovely creaky floors and doors. It was very clean and smelled lovely. The room was adequate, the bathroom clean enough.

The hotel is in a good location in nice surroundings, although the road noise was significant overnight. The hotel in general is tired and the room had a musty mould smell which was overpowering. No one on reception so call a number to get the code to enter, then another code to get the key for your room. Breakfast was packed up and left outside the room door in the morning, but was sufficient and suited me as had to be away early. Would have appreciated better coffee.

Nothing fancy about Hipbone but it was pleasant enough, we were visiting the racehorse + it was about half a mile away which was ideal. Breakfast was ok, a bit cold but I didn't complain.

Broken shower head, dirty towels, no one on reception, no tea and coffee in room. Big gaps around windows so was very cold during the night.
