We stayed in room 41 with a double bed and single bed on the third floor lift was in good working order.there was just a problem we had no hot water in the bathroom.had to use the kettle for hot water

I did not stay at the hotel. On entering the room allocated to me I was upset about the condition of the room. The wallpaper was peeling from the walls, the walls had damp patches and smelt terrible. I left the hotel and spent over an hour looking for alternative accomodation for the weekend. The hotel is terrible and requires modernisation.

Staff were great and friendly. Needs a good overall for the price we paid couldn't argue with it.

Wifi did not work, metal stuff left from maintenance, bed was not made, toilet was cleaned properly (pee on a floor and poop stains in toilet). Talked with reception and they just shrugged it off. Her words 'im only receptionist i cant help you'. Room smelled like fresh paint and it gave me a massive headache. Left early and slept only for like 3h. Cud not sleep in that room, was nothing to breathe even window was open, other window was bolted so cud not open. Wifi did not work as well and all that was told to reception but nothing. Did not even asked if i want refund or room change.

Very dated needs cleaning up, no hot water in our room, bar service bad no ice no diet drinks, reception area needs a good clearing up behind desk overall needs a good cleaning would not stay there again.

Wonderful staff, very polite, helpful, and they have a great sense of humour. We borrowed the Iron and Iron board from them for free which was fantastic. Great place to stay, will save in my favourites for Blackpool.

Room was adequate temperature and the beds were very comfy.

Didn't like anything about this property it shows false information it's dirty everywhere wood work never cleaned water pouring through the ceiling onto kettle the place stinks really bad bad communication meaning none no apologies taped up carpet n the stairs this place wants closing down it's not fit I wouldn't let my dog go here that's how bad this place is I wish I had took note of the reviews but I couldn't go anywhere else because I had paid and couldn't afford to go somewhere else so in all spoiling my weekend break SO PLEASE DO NOT GO T O THIS HOTEL IT STINKS And Everything Is So DIRTY SMELLY I didn't listen to what people was saying be assured they are right I haven't added any photos as I was shocked and really upset it was a treat for my husband anniversary but instead it left me deflated and gutted my husband is a poorly man and this place just made things worse condensation stuffy even with the window open all the time didn't help so a bad experience really I wouldn't want anyone else to waste there money on this place unbelievable

Good service

Very worn down, smells very distinctive when you walk in and out of the hotel. Make sure you lock your door i had on 2 occasions a random guest walk into my room thinking it was their room.

how close to the amenities of the sea frontt

Great value for money. Paid more for poorer hotels in the area. I booked OakLea based on the reviews and it was exactly as reviewed. Very friendly people which was nice, room was clean, warm, comfortable would definitely stay again. Didn’t have food there as we had made plans elsewhere.

Wi-Fi signal was either very weak or nonexistent, which the teenagers hate. Then the TV in one of our rooms was broken. The carpets and interior of the whole building is very dated. Just a dump.

Still waiting for full refund bed bug bites flea bites still got sore skin

Very poor stay this time round. Room very small and wifi not working. The bathroom light also blew and couldnt see properly. Had to wash in sink.

The room was lovely comfortabe bed and enjoy the tv in room also brewing up stuff supplied

Had a good nights sleep
