The room was a bit tired but functional. The location was good and it was really easy to check in/out. It was really useful having the kitchenette. We did ask for additional blankets as there was just a thin duvet, but were told they didn’t have any. They did respond quickly and provided a small portable heater instead. Overall it was a good budget option.

Close to the beach. Easy check in , tidy room I will mention that the room i booked wasn’t the room that we had but it had the same idea. There is not permit parking at the property as was told that we had to park at the car park at the top of a hill somewhere, was not given instructions on where this car park was. The member of staff told us he was finishing at 5.30om and that we would have to pay him £15 cash for the Permit. This was impossible due to it being 5.10pm as we are not from the area so was told that the parking outside the property was free from 6pm till 9am. That was good but had to end our stay early because we had to leave on time to not have a ticket. The member of staff was nice enough but I would say people skills would be something to work on, and to not shout out the access code for the entry of the rooms so loud as this alarmed us that other tenants could hear and people could have access our room. Amenities was good , but one of the glasses still had lipgloss marks on the glass. There was a gapping hole under the door so a cold breeze was coming from that and it was next to the left had side of the bed so had to put a towel down to stop any breeze from coming into the room. There are no locks for the door just for extra safety and peace of mind but Genuinely good for a weekend stay away if exploring Brighton as very close to the pier but parking was a massive issue.

No directions to car parking. No staff available to consult. All rooms bar rooms 1 & 2 are NOT on the ground floor. Can end up walking up 8 flights of very narrow stairs depending on the room number. 2 rooms per floor level. The ad does not reference stair access. Floor sloped very badly. Pub nearby and pub patrons still noisy until after midnight on Monday night. However, excellent proximity to Brighton foreshore. Good to have a microwave and fridge.

This property is very close to the beach, pier, restaurants, a laundrette, and bus stops. The proprietor was extremely helpful with storing our luggage until check in time and even took our luggage to the room for us once the room was ready. My only complaint is that it does not have A/C. The room did have a fan, though, and we could open the window to let some air in. Overall I was very pleased to find this little gem! It was perfect for my weekend stay.

Expected a room like the one depicted in photos. The room was nice, but small, with no aircon. Paid for parking voucher, but no parking available so paid for NCP parking. The wording of “off-street parking” should be changed, as that is not the case.

The room was okay - a bit tired and could have been cleaner. It wasn't disgusting but it wasn't immaculate. It's not exactly cheap either so I can't let it slide on that basis. Feels like it could do with a bit of love and a deep clean. Bed comfy, location is brilliant and I like that there's a proper fridge in the room. I've stayed here before and I would again.

Was there on business, took partner, paid for a sea view, but the ground floor flat next to front door didn’t have a sea view unless you put your head against the window on the ground floor next to public walking on the pathway. Was close to the sea and the town centre and pier, with lots to do in the area

Nice place to stay for younger visitors, great position near the beach with good facilities. Not good for anyone with mobility disabilities unless you can book a ground floor room, I'm disabled and had a top floor room so climbing six flights of stairs wasn't easy or welcome. Good value though

I wouldn't call it a hotel. There's no reception and no breakfast - it's more like Airbnb accommodation. The floors have no sound insulation so you can hear the footsteps upstairs.

Worst hotel we have ever stayed at. I am travelling with work and private staying at hotels 2-3 times a month, so I have stayed at many different places and this was by far the worst one I stayed at. The bed was horrible and the pillow felt like they have put a bunch of socks in it and everything was dirty and wonky. In the fridge there was a pubic hair and yellow/brown stains, how the hell did the hair get there? Avoid at all cost!
