Although we did not have face-to-face interaction with anyone at the property, they were very responsive messaging through Expedia app. The property was lovely and just as the picture displayed. We were able to check in at 1pm instead of 3pm because the housekeeping was done, which was greatly appreciated because we were hot and tired after our trip! The location is wonderful! Walkable to Pontocho alley, Nishiki Market and all the shrines on the East side of Gion. We would stay here again!

It is the only hotel that sent me far too many emails to inform me, confirm and reconfirm with me. It was annoying. It’s a contactless hotel but it was tedious to just get the code for the room and the main door… They asked me days before my arrival if I could confirm I was coming, then they wanted to know the time of my arrival then they would ask me to let them know when I was 30 minutes from the hotel then I had to inform them when I was in front of the hotel to just give me the code to enter the hotel. Then they would let me know while I am at the hotel door that the check-in is actually at 3 pm knowing I was arriving in the city at 1:30 pm. They let me in but it was tedious and totally unnecessary. I think I got about 20 messages starting days before arriving to the hotel. I was so relieved that no other hotels in Japan sent me so many emails.

I like that it is perfect for introverts as there is no need to speak to staff really everything is done independently. I did not like that there is absolutely no way of reaching higher floors without having to carry your luggage & of course I got the top floor & had oversized luggage. I think maybe assigning rooms based on luggage would help. However, I assume this may not be possible due to specific room types on specific floors (ie; two beds rooms on floor 2 & single beds in room 3) but other than that it was great especially for a solo traveler

Great location with a very smooth self check-in and checkout procedure. Stayed with my family for a couple nights and will definitely come back for a longer stay next time.

Excellent location in Gion district. Easy access to subway, buses, and the 7-11. Don't miss the incredible Kenninji Temple just blocks away, among so many others. Surprise find was a Little Free Library across the street with books in English and Japanese. The vending machine on this block is also the cheapest around! The check-in location is a few blocks south of Kyoto Station, which is important to know, but was wasn't a problem for us as we arrived at the station anyways (the office will store your luggage for free there, or use lockers at the station). Although all their emails were in Japanese, the check-in staff spoke English and was very responsive to questions. Free wifi. Would return!

Perfect location and our room size was great. Went to the office near Kyoto station, as instructed. No one there. Got an email which said to proceed to the hotel. We were sent foyer entry codes, fill check in docs, then waited approx. half hour to receive room code. We received an email asking for a day to refresh linen, as we could get one change as we were staying more than a three days. No one showed with fresh linen. The day before we left we reported the fridge not working. Said they would be there by 5 pm to rectify. No one showed and never heard from them. Could really only recommend it for the location, not the management.

Very nice property. Great location. Check in a little confusing but staff responded quickly to emails!! Wouod be useful if there were some hooks in bathroom to hang towels etc. Apart from that wonderful stay.

It wasn't clear at first when we booked as to how access would be to the property. Received several messages via the Expedia App which were useless for us since they were in Japanese. After several back and forth , the day before arrival we finally called the vendor number listed. It is then that we found out that we would need to go to the reservation office first to fill out papers and get access code . The office was not close to the Inn so we needed to take a taxi which was 10-15 minute ride. All this was not made clear when we initially booked this room. The location is great as it is close to great dining options as well as the famous Nishiki market. The room was a bit small but manageable. It was strange to find an empty unfurnished elevated area in the room which didn't seem to serve a purpose except maybe if one were to stretch our practice yoga? In any case highly recommend the location of the room but info needs to be clearer regarding the check in process.

Great location that was a short walk to the station, convenience store, and local good options. The bed and tatmami mat were both very comfortable and the place was clean. Gave great amenities. Staff were also really friendly and helpful. The vibe of the place was also nice and the location was quiet and seemed like a neoghborhood so it was very enjoyable.

The hotel is in a great location, however we would never stay again. First, the check in office is not located at the hotel, and there are no staff present where you stay. We received a message 2 hours before our in that we needed to go straight to the hotel and not the check in spot. I I have data, we would not have known. Check in was not smooth and was done completely by ourselves. We messaged the staff two days in a row about heat becuase it was freezing, and received zero response back. Basically, be prepared to have 0 assistance from staff if there are ever any issues. Bathroom was dirty when we arrived and the toilet has a perpetual sewage smell coming from it. We are two unpicky girls in our 20s…. This was our worst stay in Japan by far! We did however enjoy the use of the laundry machine.

The facility was great in all regards, but the room wasn't ready even 30 minutes after checking so I had to wait another 30 mins for them to come clean it and then I spent the entire week trying to access the WiFi and the staff kept giving me the wrong, and different each time, passwords. So that was frustrating. Since there is no staff around, any issues have to be dealt with by email or phone.a couple of phone calls helped to resolve that the room hadn't been cleaned yet, but then the phone wasn't answered when I couldn't access WiFi, so I had to rely on email. That took time and then the two different passwords I was given over the course of 4 days trying to get on, were just wrong (as I was leaving I found the tiny little placard that had the correct password on it!)

This hotel was clean and had a good location. However, the service was basically nonexistent. There is no staff at the hotel and you communicate with them online (sometimes they only write in Japanese so it was stressful for foreigners). They also have additional charges that other hotels don't necessarily charge extra for such as extra towels or late check-out. And the staff is adamant about these extra charges. There is no daily housekeeping and no elevator so if you have a lot of luggage it can be a hassle. This hotel is good if you don't mind not receiving any hotel services and just want a clean place to stay.

Place to collect room card is a different location from the Inn, hence a bit inconvenient and time wasted. However, the room was huge and clean and I wouldn't mind staying there again if I were to visit Kyoto in the near future.

Great location near the famous Gion (geisha district). Walking to all dinings, shopping and attractions. Hotel has no front desk and no cleaning crew for the stay. And must wait for the check in time to enter. Or you can drop luggage at a different location. Small room but new and clean. We have four people. All four beds occupy the room. No place for big luggage’s and no elevator. Stairs are pretty narrow so if you have big luggage’s it might be a big difficult. Has a washing machine but in Japanese. So we didn’t use it. Overall we had a pleasant stay and I will probably stay again
