While the staff was impeccably kind, professional, accommodating, and always helpful, there are a few things to be wary of before booking this hotel. First off, the double rooms are VERY small for the price. Secondly, the A/C was barely adequate for the outside temperatures, and couldn’t be adjusted any lower than 20C/ 68F— might not sound that bad on paper, but the air was very stagnant unless you used the very loud dehumidifier as a fan. Outside temps were 95F +, 70-90%humidity. Lastly, and most irritating for a hotel of ANY kind in 2025, the WI-FI was terrible—very slow, and frequently would simply disappear. I had to use my eSIM data to check email, etc. and my partner had difficulty doing work from his computer. There is a lounge with good connectivity, but come on— It’s your vacation, you want privacy and comfort with your internet! I will say, the location was as expected, convenient to the subway, konbini, a nice grocery store, and several restaurants. And again, the staff was excellent in every way, they were commendable!

The best thing about this hotel is its location. It's right next to a train station, a convenience store, and a Sukiya, which was very practical. The room itself (room with bathroom) was also a positive—it was comfortable, and clean. However, there were significant downsides. The hotel is on a busy, noisy street, and you can hear the traffic clearly from the dining area. The biggest letdown for us was the "free" breakfast. We stayed for five days, and the menu was exactly the same every single day. The choice was limited to three sandwiches, a small vegetable salad that was sometimes slimy, and a potato salad where the potatoes were still raw. The lukewarm corn soup didn't help. After two days, it became very repetitive. We also found the atmosphere to be overly strict. You cannot sit in the dining area outside of meal times without ordering something; we were asked to move to the guest lounge almost immediately. Overall, while the room was good, the issues with breakfast and the rigid rules made our stay less enjoyable.

We stayed for three nights. Staff were not rude, but not friendly either. The room was more spacious than others in Japan and the shower included a bathtub. The lounge was very nice and relaxing. It's a stone's throw from Kyoto Gyoen National Gardens and Nijo-jo Castle, which was nice. As a minus, there were cobwebs on the ceiling and they clearly don't clean under or on the side of the bed. Additionally, the washing machine has detergent included and it smelled really strange/not clean. It took me a while to get the smell out of our clothes.

Everything was great, staff were very helpful and nice. Bidet didn’t work, laundry units took forever to dry. Lounge area and rooftop were good common areas.

We had the best customer service in this place, amenities are great and the Japanese breakfast was beautiful and delicious. The only thing i didn't like was the mattress, it was uncomfortable and stained, wich was weird because everything else un the hotel looked new
