From our room you can hear the footsteps and movement of furnitures from the upper floor. It is so noisy. We can hear it early in the morning while we are still sleeping. There is no slippers provided in every room. The floor is so cold and we need to walk around in our room in bare foot. The blanket is so thin that you can still feel the cold. I am with my grandma and she can still feel cold. When you request for another blanket there is a charge of 100php.

Awesome and very accomodating staffs.

My stay there was superb. Their food is budget friendly. Their staffs are very welcoming. The rooms are very clean, plus they have a functional water heater.
9.4
- Business travel
The hotel is great, price is acceptable also. the only problem that we encountered is that there is no available iron that we can borrow even though we informed the staff that we need to borrow it beforehand. And, there is no phone inside the room to easily contact front desk. You need to go directly to the front desk for any concerns, which is, by the way, a few floors up our room.
6.1
We were assigned to a room 2 floors down the lobby and it looked like a maid's chamber. We can't get enough signal there to update our family in Manila. The floor was stone cold and I understand they can't provide a carpet but disposable slippers would really do to make us more comfortable. The blanket was too thin for the weather and we ended up using the bed sheet to add to the blanket.
8.8
- Shopping & Culinary
We had a great stay aside from the fact that the signal in our room is poor and we had to buy air freshener for the toilet.
9.4
- Family vacation
The bed is not comfortable and only 1 pillow per bed

Not Recommended for Señor Citizens and with Knee problem
The place have a pleasant reception, a good aura and perfect for InstaGram & FaceBook post. Hotel's Food, taste great. Prices are very affordable for a group of 6 to 7 person but here are some of our experience that I don't want people with Gouty & if you travel with Senior citizen: (1) Far from Burnham Park and it is not a walking distance to Wright Park, The Mansion and Botanical Garden ( coz we have a Senior citizen with knee problem). (2.) Our room is located under the reception area. More than 10 steps to reach the room. I ask the reception (I've called a day before we check in) if they can reserve a room where our senior citizen will not have a hard time going up and down the stairs. She said the room are all fully booked. So ok. Kahit kawawa si Inay (my Dear Mother-in-law). Mag Tiis na lang baka mapenalty pag hindi tinuloy ang booking. Good thing she didn't get mad at me. hehehe. (3.) We arrive at the hotel around 1:00pm and take a rest from a 5hours drive from Manila, we cannot get a good rest because some guys are playing basketball at the front of our room. And mind you these are not guest of the hotel. We report this to the reception and they did nothing and even told us that the game always start around 10am to 4pm "everyday". So my dear co-visitor be ready with those B-Games. (4.) Our first night was not a good one, at 3am we are awake by the noise from the room upstairs. we heard heavy footsteps, pulling of chairs and some stuffs. 3:45am, I went to the reception to report the noise but the guard on duty and the receptionist told me that the guest of room 15 or 16 just arrived. meaning, if the guest of that room just arrived they are not the one making that noise. Guard confirm, Ghost is free in the hotel. (5.) Taxi is very rare to pass on Outlook drive. Better book with grab. So it's up to you. Hotel's Price is Cheap with good delicious food. But don't settle with the price specially when you travel with Sñor Citizens or with a Gouty human being. Check the location and the comfort of your old ones. Every time my mother-in-law climb up the stairs, and i've seen how she breaths heavily I can't help but become irate with the place that I've choose for my birthday celebration.

Just Okay
Likes: Friendly staff. Big Room. Big Restroom. You can order food and have it delivered to your room. Away from city proper. Budget friendly. Dislikes: No wifi in rooms only in the lobby. No slippers provided. No shampoo only bathsoap. You can easily hear the people walking/talking in the hallway. No room phone.

Baguio Overnight Stay
We were looking for a place for an overnight stay, to wash and freshen up and good night's sleep. We found this place and checked in immediately, the room was good for three persons; three single beds, LCD TV, toilet and bath (not sure of the free toiletries, I was the last one to use the bathroom and I always carry my own) wall fan and we did not bother about the view because were just dead tired. Rooms are clean and basic, good for families and children. I think it is a big house converted into a Inn. I find the place homey and comfortable for the cold and rainy Baguio weather, the staff are welcoming and the security guy even helped us unload our baggage and carried it to our rooms, There is a big dining area where you can get hot water and Benguet Brew Coffee from their coffee station, with mugs, drinking glass, water dispenser. I asked them if I can take the glass and mug with me to the room and they said yes and return them upon check out. Wifi is available in public areas and not in the rooms, they serve food and portions are (as per the menu) good for sharing. Parking is available but only outside, however there is a security personnel stationed outside. Only thing I noticed about this property is it is not accessible to PWDs and elderly because the staircases on the entrance of the hotel and into the second floor to some of the rooms. All in all we enjoyed our stay and value of for money. I would come back if I have the chance to visit the City of Pines again.

Great Place to Stay for Families
Choose this hotel if you: 1. Want to be far from the city center and enjoy the original Baguio feel. 2. Are on a budget but need to bring the whole gang Rates start at P1500 per night for double rooms but more value for triple and quadruple sharing. I suggest you book via A-oda as the rates are cheaper. Plus points: 1. Clean, big, basic rooms with NO aircon. 2. Friendly staff. 3. Near the traditional tourist spots like Wright Park, Mines View Park and Botanical Gardens. Minus points: 1. Space is valuable in Baguio. There is parking space but it is ACROSS the road. There are guards and CCTV cameras though. 2. Hard for PWDs, but this city as a whole is. 3. Steep prices for food, though food tasted okay. If you have a car and would love to be far from the noisy city centre, then Villa Silvina is an option for you. No pics for now.. Can't seem to upload...

Could be a great hotel, renovating...
As said, they're renovating right now, so not everything is ready and great, like the room we booked. However it was reasonably priced as well... love to see it when it's ready! People are very friendly and easy going!
