Beautiful small hotel in perfect location right next to the castle. You can walk everywhere. It’s off the main road, so it’s also very quiet, we slept with the windows open every night. I also loved their very cost effective option to add early check in and late check out. I’ve been already recommending to my friends and colleagues!

Bit dumbfounded by all the amazing reviews. Definitely more minuses than pluses from our 4 night stay .. + Great location - close to central sights but on a quiet street + TV allows Google cast so you can use Netflix + Blackout blinds + Good sound-proofing between rooms .. — Tiny beds - had the twin room and the beds were the smallest twin I had ever seen / used — Tiny blankets which were very short on the sides. They barely fully wrap you... we a family of 4 all struggled to sleep well — Staff friendly but rigid / not too helpful - asked for extra blanket due to the blanket being so small, but was told that they 'don't give out / keep spare blankets around for hygienic reason - it is difficult to keep these clean and hygienic'. Wonder whether the response would have been the same had we told them some kids soiled the blankets - still no spare / replacement available? Quite unbelievable — Really high beds (not sure if specific to the twin room) - quite dangerous, my mother almost fell / slid off trying to get out of bed in the morning — Not that clean - saw small dustball on the bedside table. There were also stains / signs of mould on the wall grouts in the shower — No phone line to reception - you have to use WhatsApp, and unclear how long the wait is. I asked 1 query about the TV and someone came to fix quite quickly. I then asked another query but was instead given a survey about my previous experience, not sure they got / logged the second query at the end (I resolved it

Would definitely recommend this hotel. It was clean, well-located, reasonably priced. Staff was helpful and pleasant. Can't go wrong if visiting Edinburgh!

Great location Easy walk to restaurants and tourist attractions

Wonderful modern property right in the grass market. Perfect for walking around Edinburgh. Had all the latest amenities and perfect for a family. Great service throughout our stay. Umbrellas at the door for rainy days. Very thoughtful extras.

Fresh & plenty of options

It a small minimalist room, modern but well worn, not really dirty but worn/stained flooring, king bed against wall without a night table on both sides, tiny closest space. A partial kitchen that's actually has a smaller sink and stove than my RV. The location is excellent, the common area are nice, the room feels more like a single college dorm room then a hotel or apartment. The bedding and pillows are bargain basement, not what you would find in a Hyatt or Hilton more of a motel 6 quality. The staff was nice.

A little pricey but it’s right behind the castle and close to many dining options and easy walk to attractions.

Awesome hotel in a great part of down just around the corner and a small uphill walk to the castle. The staff was excellent and very friendly. The room was very nice with a decent view. It’s a bit dated but not bad at all. I’d seek out this hotel again.

Great location! Quaint. We stayed in a studio and it had a small kitchen area that had everything you needed. We’ll definitely book again.

We had a wonderful stay at this hotel under Edinburgh Castle. The location was perfect. It was close to everything that we needed. The staff was amazing to deal with, the breakfast options was good. The room was great. The bed was very comfortable. We would definitely stay here again!

The location is perfect. Nice size room with excellent amenities.

The hotel is clean and modern, but the king-sized bed is placed against the wall, so one person has to scoot or crawl out! In addition, the mattress is placed on a platform, so once you scoot or roll off the mattress (to avoid waking your companion), you must then scoot across a wooden platform in order to be able to stand. This is a serious design flaw! Both people should be able to get into the bed comfortably! The bed was comfy- once you are in it! The 2 furnished chairs are hard wood, and you can watch TV only from the bed! The modern had no directions and the thin white curtains did not block any lights, or the early sunrise. Groovy decor should never take the place of comfort.

Great central location

We picked this hotel because it has a laundry. The room was clean and had a little kitchenette. You do not get daily maid service. You can request towels, but our attendant forgot. We had 2 bath towels and 1 hand towel for 3 nights. Bed was very firm. Electronic blackout shades were fantastic. Area fairly quiet after 10pm. Umbrellas in lobby for use. Staff college aged were very friendly and helpful. Tv has a cast tv feature which was tricky to get Netflix, but after several tries, it connects.

Good location. Property was well presented. Dining table in room could be larger plus a soft chair to relax in. Shared laundry facilities challenging. Need more washing machines and dryers.

This hotel is in a great location and staff were friendly, but room was not in good condition. Upon arrival our room was visably dirty throughout, it was clear holes in the wall had been patched but not repainted, smell was overwhelming to the point it was hard to breate and bed linens were damp. Outdoor rooms are below street level on one side so are dark and damp. Condition of the room was generally rundown. I felt quite uncomfotable staying here with kids.

Check in and out smooth, friendly atmosphere, clean room. Excellent position, quiet but within easy reach of the Royal Mile.
