We loved the friendly atmosphere surrounding this place. We got to meet and chat with a number of members of the family. (I noted they also picked up cues and left people alone who were, unlike us, not interested in engaging). They provided us with lots of useful local information. The location was a good mix of local and tourist oriented development and accommodation, with interesting walks nearby and a free bike. It was about 2.5k from the bridge at the far end of the old city (although closer to its periphery). It was also about 2.5 from Cao Dai Beach. The more distant An Bang (sp?) beach is more popular, especially since a storm took lots of the sand from Cao Dai away. That said, Cao Dai is still an attractive and, when we were there, much less crowded beach. I would recommend staying well out of the ancient town, while it is a stunning UNESCO site, as it is very commercial and locals there appeared on the whole to be much more money oriented. We left feeling that this place - Magnolia Gardens - was really special and hoping to be able to return one day. (Nearby - Dingo Cafe for great Western coffee and a chance to find out what is happening in the local expat scene).

Rating is defo off. The place is clean, cheap and safe etc. The owner/manager is never, never, there. No-one is there actually, but son kids of the family. It's completely a soul-less place. Given that it's cheap, I normally wouldn't complain, but when the cleaning lady who effectively did everything in the house tried to charge me USD 45 for two bottles of water and 2 kg of laundry I just had enough ...

Property becoming run down. Whole place needs a good cleaning. A pleasant welcome but after that not interested. We had breakfast included but they weren't happy about that. No daily bottles of water supplied despite advertising it. A real shame. Our room was large and quite comfortable but again needed cleaning properly. Nice pool but area around quite dirty.

Had high hopes after reading the positive reviews. I feel that people have lowered their expectations because this is a “homestay” and the hosts are nice and attentive. We found most of what they had to say was apologies about what problems existed, which were numerous. Housekeeping only showed up once to clean our room during a 5 day stay, even after we asked multiple people for them to come by. You can tell that they never clean the high parts of the room or anything involving moving furniture, resulting in thick cobwebs and lots of dust. They frequently threw trash into the communal bike baskets. Laundry is double the rate of most other locations and they couldn’t provide this service as they did not have a dryer and it was raining (how do they wash towels/sheets?) Balcony doors not have a way to open/close once you are outside. Superior rooms do not have a water heater. Even on the day that we were the only people staying in the building, there was no hot water. Shower had poor water pressure. The 4 pool chairs are squished together, rusted, old, and you wouldn’t want to sit on them with your bare skin touching. There is only one dining table inside for guests to have breakfast if it rains. They provide a kettle and teapot, but no tea or coffee (even to purchase) despite there being a fully stocked mini bar and snacks. Other thoughtless touches. The owners clearly have no intention to improve upon.

Very nice room - comfortable bed, big bathtub, cozy balcony. The homestay is almost like a small hotel. The building and furnishings felt pretty new and in good condition. The staff were friendly but weren't able to give us any good recommendations for restaurants. We wanted to try local food at a local restaurant, and they only recommended Morning Glory and Banh Mi Phuong which seem to be the two most touristy places to eat in Hoi An. We asked if there was anything else they recommend and they just said there are many restaurants nearby but couldn't name one. The internet also stopped working during our stay and the staff just kind of shrugged and said it was working on their devices and they couldn't do anything to fix it. The breakfast was delicious - fresh eggs and bread. Yum! Highly recommend staying here but you might want to do your own research on local things to do/places to eat.

A pleasure to stay here. Ruby and her family were so friendly, welcoming and helpful. Some distance away from the old town but that was in some ways an advantage. Was given a room upgrade overlooking the pool. I will use this again on my next visit.

We stayed 5 nights here and it could not have been more amazing (I'd happily have stayed another 5!). Ngoc and her family are so warm and welcoming you will feel right at home the moment you walk through the door. We had two home made meals while we were there, which were probably the best Vietnamese food we had in over 2 weeks travelling in Vietnam. Also, our room was fantastic! It was new, very clean and spacious. The outside area has a new pool and is a great area to relax and have breakfast. The (new) free bikes were also a definite plus! We stayed at Magnolia homestay for 4 days which was the right amount of days. We feel very lucky to have met and stayed with such a lovely family. Free bikes are available for the 15 minute ride to town/25 minutes to the beach and the homestay's pool was near completion. Beautiful rooms and balcony and the family gave us tips on where to eat. A very happy and memorable stay.

We stayed at the Magnolia Homestay for 2 nights and could not have been made more welcome by Ngoc and her family. We arrived early morning and were picked up from Danang airport as arranged. When we arrived at the homestay we were surprised to be invited for breakfast. Ngoc gave us a good overview of Hoi An and everything it had to offer. The homestay is within walking / cycling distance of Hoi An itself and cycling distance of the beach. We were treated one night to a meal with Ngoc and her family which was excellent. They even supplied us with beer. We would definitely recommend the Magnolia Homestay for a visit in Hoi An, it was excellent.

And Ngoc (the daughter) woke up to see me off at 5am. Location is a little out of the way, but I enjoyed using their free bikes to cycle around the town. Highly recommend!!!

We had a 2 night stay in Magnolia Homestay in Hoi An between 16-18 January, which was the last stop of our 6 week trip across East Asia where we stayed in c.20 hotels. I can easily say that Magnolia Homestay has been one of the highlights due to the extremely friendly and helpful family who run this 5-room homestay. Ngoc, the daughter, speaks very good English so had no issues with our requests or questions. The homestay is c.20-25 min by walk to old town and c.7-10 min by bikes provided free of charge by the homestay. On arrival, we were welcomed with fresh fruits and comprehensive information about things to do in Hoi An and recommended restaurants. We had the room at the top floor, which was on par with 3/4 star hotels we stayed in - clean, spacious, good wifi reception, water & toiletries refreshed daily. Breakfast is included where you get a free drink, an omelette/eggs or traditional soups and a plate of fruits. The family was genuinely friendly and helpful. They invited us for a free dinner with other guests which we unfortunately had to decline due to our other reservations, gave small parting gifts on our departure followed by hugs, made fresh green tea with honey & ginger and lemon syrup one night for my wife's sore throat.. We enjoyed the stay and definitely recommend Magnolia, and a visit to Hoi An town which is simply beautiful..

We had a 3 night stay at Magnolia Homestay and couldn't wish for more kind and caring hosts. From the minute you book they ensure that you can get to them ok and when we arrived they gave us a warm welcome with fresh fruit and water and information about what to do in Hoi An. Then they invited us to have dinner with the family and other guests, once on New Year's Eve and again on our last night. They even gave us beer to drink on top and New Year gifts and their generosity was so incredible that we kept trying to give them more money but they wouldn't take it. The room itself was very cosy and nicely decorated, excellent wifi, nice quiet aircon, fridge, kettle, TV with good choice of English movie and news channels etc. There was a good choice of food at breakfast - we tried something different everyday and it was all tasty. The Homestay was about 20 minute walk from the old town or 7 minutes using the free bikes which you had unlimited use of. We were so sad to leave and wouldn't think of staying anywhere else if we went back to Hoi An. Just perfect!

When we arrived at the homestay we were surprised to be invited for breakfast. Ngoc gave us a good overview of Hoi An and everything it had to offer. The homestay is within walking / cycling distance of Hoi An itself and cycling distance of the beach. We were treated one night to a meal with Ngoc and her family which was excellent. They even supplied us with beer. We would definitely recommend the Magnolia Homestay for a visit in Hoi An, it was excellent.

The family is so welcoming, they hosted a lovely dinner my first night and the food was delicious. Comfortable bed, strong wifi, cold aircon and homecooked breakfast at any time you want. And Ngoc (the daughter) woke up to see me off at 5am. Location is a little out of the way, but I enjoyed using their free bikes to cycle around the town. Highly recommend!!!

We had a 2 night stay in Magnolia Homestay in Hoi An between 16-18 January, which was the last stop of our 6 week trip across East Asia where we stayed in c.20 hotels. I can easily say that Magnolia Homestay has been one of the highlights due to the extremely friendly and helpful family who run this 5-room homestay. Ngoc, the daughter, speaks very good English so had no issues with our requests or questions. The homestay is c.20-25 min by walk to old town and c.7-10 min by bikes provided free of charge by the homestay. On arrival, we were welcomed with fresh fruits and comprehensive information about things to do in Hoi An and recommended restaurants. We had the room at the top floor, which was on par with 3/4 star hotels we stayed in - clean, spacious, good wifi reception, water & toiletries refreshed daily. Breakfast is included where you get a free drink, an omelette/eggs or traditional soups and a plate of fruits. The family was genuinely friendly and helpful. They invited us for a free dinner with other guests which we unfortunately had to decline due to our other reservations, gave small parting gifts on our departure followed by hugs, made fresh green tea with honey & ginger and lemon syrup one night for my wife's sore throat.. We enjoyed the stay and definitely recommend Magnolia, and a visit to Hoi An town which is simply beautiful..

We had a 3 night stay at Magnolia Homestay and couldn't wish for more kind and caring hosts. From the minute you book they ensure that you can get to them ok and when we arrived they gave us a warm welcome with fresh fruit and water and information about what to do in Hoi An. Then they invited us to have dinner with the family and other guests, once on New Year's Eve and again on our last night. They even gave us beer to drink on top and New Year gifts and their generosity was so incredible that we kept trying to give them more money but they wouldn't take it. The room itself was very cosy and nicely decorated, excellent wifi, nice quiet aircon, fridge, kettle, TV with good choice of English movie and news channels etc. There was a good choice of food at breakfast - we tried something different everyday and it was all tasty. The Homestay was about 20 minute walk from the old town or 7 minutes using the free bikes which you had unlimited use of. We were so sad to leave and wouldn't think of staying anywhere else if we went back to Hoi An. Just perfect!
