The house needs a lot of "love". It is old and requires updates. There is a lot of mildew in the bathroom and arround the windows. The dust was rolling all over the bedroom.

Clean room, staff, breakfast and it's location.

A warm welcome from the host, we had plenty of room to park ( always a good thing) the bedroom was nice and spacious with a small but functional bathroom. Breakfast was excellent the first time in 2 weeks in scotland where the poached eggs where cooked to perfection. (I love a good breakfast)

Great b&b, Colin and the team were fantastic and so welcoming. Breakfast was just what we needed and the room was perfect for a one night stay

This property is in an ideal location being a five minute walk from the centre of Dumfries Colin was a great host with a lot of knowledge concerning the surrounding area and the centre of Dumfries.

Comfortable and close to everything. We were able to walk most places within Dumfries. Hearty breakfasts to start the day. Selection of hot foods and continental options. Would stay here again.

We had a lovely stay at this B&B , the host was very welcoming and gave us information on where to go, the room was clean and comfortable and cosy. Breakfast was the best I’ve had and I’ve stayed in a lot of places. I definitely would stay here again. And not forgetting the girl who served breakfast she was lovely

Colin welcomed with a great smile and gave a quick tour of the place. He also gave an overview of Dumfries' history which was amazing. The place felt like home and was very clean and worth the money spent. Morning breakfast was delicious. I would definitely book a stay here again if I come to Dumfries.

Cozy and comfortable stay with very friendly hosts. And a stone's throw from the train station! Highly recommend - the breakfast room was especially lovely.

Single room has a dedicated shower and toilet off communal hallway so not ideal for nocturnal visits. Good breakfast, good location.

Not very clean. Several stains on the white bedding. Carpet around edge of room full of dust where vacuum obviously doesn't reach. Lino in bathroom also not cleaned around the edges so it was a totally different colour to the lino in the centre. I could go on but after finding these issues I didn't want to look at anything too much as if I found more issues I wouldn't want to stay at all. Host friendly enough and breakfast was fine but wouldn't stay again. Needs a bit of a deep clean in our room & also communal areas.

Comfortable warm and well equipped although the decor is a bit tired.
