In Room 312, there's an unpleasant odor coming from the bathroom, possibly a leak. If the door is open to allow continuous access to the room, the odor will gradually dissipate. However, if the bathroom door is closed and then opened, the odor will reappear. Perhaps you could help investigate, as I understand that Room 312 is a new room.
