gave a good base for surrounding area. Short downhill walk to beach. Small supermarket next door. Air conditioning very good. Sheets and towels changed every 2 days. Small fridge in room. Extra bedding/ pillows in wardrobe. Good sized balcony with table and chairs. Airer on balcony too

The place is really nice and the staff were amazing, really friendly and welcoming! The lady that works there is such a nice person, made our stay really comfortable :) Rooms are clean and have big balconies, all equipped with Air Con and Mini bar, location is really good! 30 minutes bus ride to Split and 20 minutes bus ride to Omis both towns with loads to do and a few meters away from the beach, highly recommend this place

The owner and manager (Denny) were incredibly accomodating. We had hoped for a room that looked out on the sea. When they did not have one, they gave us the large top-floor suite at no extra cost. They went out of their way to make our stay a great experience, and it was! Customer service always pays off!

I booked "Classic Double Room, Sea View". The room had everything which the picture on this site shows only organisation was different. I liked the room, particularly the sea view balcony. On the first day I somehow managed to jam the balcony door which was fixed by the property care taker/owner(Ella, don't know her job profile), the next day. I forgot to bring UK to Euro power adapter and Ella helped me by buying one and letting me borrow it for the entire stay(6 nights). Few important notes:- 1) Please let the property owner/care taker know about your check in time as there is no one at the location usually unless required. I did let them know so was not a problem for me. 2) The entrance door may be locked, you can enter only if you have the keys. 3) Towels and bin were serviced every two days, room was not serviced in any other way(as "no house keeping" stated in details of room) however I did not need any other service during my stay so not a problem for me. 4) (Glass)->(in room), (Cup, Hot water kettle, coffee, sugar, hair drier) -> (in common area). 5) You will have the contact number of the property owner for anything you might need, just reiterating - no property staff will be at the location. 6) One important thing to note for "Restaurant Pension Dioklecijan" -> restaurant and the rooms at the property are owned by different owners so don't expect them to be related. 5) A bit noisy however I did not mind. Over all - Did I like my stay? - Yes I enjoyed it.

Beautiful sea view. Towels changed every other day. Stayed room only but had a fridge and a kettle and mugs were provided when asked for. The staff were very pleasant. Close to the beach. Close to shop and bus route.

Bad noise isolation/ sound proofing in the room. The sound from the restaurant downstairs and other guests kept us from sleeping during the evening/early night and when we finnaly managed to sleep the sounds woke us up again early on the morning. Also the shower had been poorøy cleaned, the corners havent been cleaned in ages,see photo.

We wanted something close to the beach, and this hotel is just across the road from one. We had a balcony with a partial seaview and this was very nice too. We had booked a double room, but the had just pushed two single befs together, which meant there was a gap in the middle. The shower was a bit cold, not that I really minded in that heat. Hotel staff very friendly and restaurant food was great!

Our flight was delayed so we arrived late at night and reception was closed. The taxi driver helped us phone the hotel and the owner came to let us in and show us to our room. Staff are friendly and welcoming although not fluent in English. Hotel was very quiet, the room was large size and very clean. Breakfast area is nice although not much choice. Hotel location is handy for bus stop, kids playground and beaches just over the road.

You wake up, walk into the balcony, and there. the view is just spectacular(ignore the cable wires though) 2 min walk to the beach. 20-30 min drive to Omis ,Split centre. Nice restaurants by the beach. Foods amazing!! Supermarket nearby. Such a convienient place. Loved it . Would go back again.

The room was acceptable, small, clean and comfortable. It had air conditioning but we didn't get any hot water from the shower. I asked the young lady who was around at breakfast when we might get hot water but I didn't understand her reply, I think she implied she would tell someone. Breakfast was very basic, just bread with either cheese, ham, nutella, honey or jam. The beach is just across the road and is a long white shingle beach with a couple of nice restaurants close by and a few beach cafes. You can't walk all the way to Split along the beach, you'd have to walk the last 3 miles along a horrible busy road through awful industrialised suburbs, but we walked as far as Strobec. The bus service was dreadful. It was quite cheap, but the Podstrana (number 60) bus was very infrequent during evenings and exceptionally packed. We tried to get to Krka NP by bus, got there ok but there was no bus back. We waited over 3 hours (with about 50 others) before having to get a taxi. Someone had written on the timetable on the bus stop that the bus didn't come. It's about 90 Km from Podstrana to Skradin, otherwise we'd have cycled, although the coast road is horribly busy and the shortest route is on motorways.

Good restaurant with rooms above. Staff are friendly and helpful. Rooms on the front have a balcony with sea-views, although the hotel is on the wrong side of the road. Cross the road and take the passage down to a long stretch of beach.

Perhaps my review would be different if we had booked and stayed during the high season but since it was the beginning of May we arrived to doors locked and no one being there. The telephone numbers indicated on the doors didn't work and it took 1.5 hours to find someone to let us in. I had to run across the street to another hotel to ask for help to find someone. Finally a neighbor who spoke English helped find the owners son. Apparently the owners also own the apartment complex behind the hotel. No apology was given once we were finally let in and they expect a copy of your booking on arrival. Our room was upgraded after we asked for a bigger room to fit our playpen. The view is pretty nice but the hotel is located directly in front of the main road so it's noisy if you want to sit and relax on the patio. The hotel was at one time was very nice. You can tell they are getting it ready for the high season but it needs a little TLC, especially the bathrooms. The restaurant is beautiful and the breakfast provided in the morning was fantastic.

It was closed, nobody there, no one in, a disaster, and to make it worse we had pre paid. Else we would have driven away and found somewhere more inviting. Eventually found the son of the owner, he had no idea that we were booked in. Given a double room, no hot water for 3 days of the 7 days. It was so bad I just do not know where to begin or end. The matress was literaly fally to pieces. Just do not go there. We will never book with Hotels.com again.
