Americas Best Value Inn Grayson

We booked two rooms as we traveled down the Interstate. When we arrived, the place did not look as pictured. It was very cluttered around the exterior with a dumpster of heaping garbage and old toilets behind the hotel (near the doors to our two rooms). Worse, one room smelled horrid (like dirty laundry - really filthy old laundry). The other room had visible hair in the beds and in the bathroom and the AC did not get the room to anywhere near comfortable in the short time we were there. The manager gave us a key for another room explaining that they had a new cleaning service start that day, but the 3rd room had not even been cleaned at all. The beds were still messed up, so we just closed the door and went back to the main desk. He then offered to refund our payment, which we immediately accepted and moved on down to the next town where we did find a comfortable and CLEAN set of rooms. This was on July 28, 2025. No refund has shown up on our debit card yet. The manager said it "might" take 24 hours, but it has been over a week. We have traveled extensively and rarely if ever give poor reviews. There was one bad one in South Bend, Indiana, and another in Iowa City. However, this hotel is worse than the worst one we have ever booked. We were so happy to get the offer of a refund and move on! But we haven't received the refund yet. This place should be avoided.

Had to switch rooms before the first one the sheets were not cleaned, had dirt all in the sheets. 2nd room smelled like cat pee but the sheets were clean mold all in the showers. Would not recommend.

We booked this last minute as we were driving through the area at 11PM. The price was right for the limited time we would be there. As the saying goes, you get what you pay for though. The bed looked clean and was comfortable; however, the room smelled stale and the bathroom was not as clean as it should be.

The towels in the bathroom had mold on them. The door to enter the room kept jamming. Air conditioner did not work well. Staff did what they had to do to check in and out. Wouldn’t recommend this hotel.

At the time of this booking it had a rating of 7.2. Which was one of the higher ones at the time in this town. Once I got inside my room, the carpet felt like it was caked with something and sticky, and a hot water worked sporadically. I don't know how they got such a high rating but the motel is not worth the price. The carpet had garbage all throughout the area, as well....in the room.

Very few of the TV’s work and the exterior of the building could use some refreshing but the rooms are clean and it’s in a safe area

This was mine and my friends 2nd at Americas Best! We are very happy with this hotel. It is convenient to the fair grounds in Ashland where we go to Rock the Country. Every was very clean, parking was easy and front desk is very friendly! This is not no 5 star hotel but it is very nice and they always let us check in early (for a fee) and air conditioner works great, beds are very comfy and there is a nice shower with plenty of hot water. There are many places to eat close by and they have a small breakfast with waffles! We will return next year! Thank you for Everything!

Walking up the stairs to the second floor horrible condition. Almost felt like hooker hotel. Took some pictures. Tv didn’t work had to fix it ourselves. Had half roll of toilet paper in our bathroom had to ask for more. Bathroom door falling apart. No house keeping. Not enough towels. Pool was not in service, false advertising.

One of the most comfortable beds ever. The bedding and over all room was clean but the shower not so much. There was mold on the shower head and hand bar.

Blood and/or feces on bathroom door and wall. Heat lamp bulb in bathroom missing. Arms on chair very dirty. Remaining furniture chipped and splintered. Light globe in bathroom full of dead bugs. One provided hand towel was dirty. Outside area overgrown with weeds. Tub and shower faucet improperly installed. This facility need to be delisted. Not worthy of Expedia. Property needs new ownership and total renovation.

Absolutely disgusting.

I had to call and ask for new sheets cause it looked like there was blood on the other ones and they just gave me a new room. ended up leaving the hotel due to mold in the second room.

Lights didnt work, had problems with outlets, door didnt want to close. Light in the bathroom was always on ans the fan didnt work

Good check-in and then downhill from there. The room door VERY difficult to open, multiple lights did not work, dirty-looking towels/bath mat, could not get the bathroom light to turn off AT ALL once we turned it on, little toilet paper and no extra roll (no staff at the desk to get any more, even after ringing bell as desk sign noted), carpeting needed swept around edges, poor breakfast choices and quantities of items.

Never again will we stay here dirty bedding not washed from the previous people ants in are food that we just bought from Pizza Hut we sat it down on the desk never saw one ant my son went to get him a piece of pizza and couldn’t eat
