Just be mindful of windy and seaweed season. Otherwise perfect location. Property is a little older whoever well maintained and clean. The kitchen has most of what we needed and full size fridge.

Little or no place to put clothes. Not even a bench to place your suitcase to make it more convenient to live out of your suitcase. Otherwise, the condo was comfortable and the porch made for very comfortable seating to experience the ocean view and warm ocean breeze. The convenience of the Dog House for a drink and good food was very nice.

This is a very nice property, and we were really happy with the condo - clean, spacious, beautiful view of the ocean, nice front porch/balcony. The service was also great - they booked a golf cart for us, as well as a snorkelling trip, and we could exchange towels and beach towels whenever we needed to. And this is a nicely located property - easy drive to town, but not too close, and an easy drive to the Truck Stop, which has great pizzas, among other food options. But the sargassum in the water directly in front of the property (and all properties on this side of the island) meant we couldn’t go in the sea. This is not the property’s fault. It’s probably the fault of agricultural and mining run-off from the Amazon, global warming, etc. I think this is seasonal (spring and summer), so maybe this wouldn’t be a problem in winter. I don’t know. Our solution was to go on a few snorkelling trips and to spend our time on the Secret Beach side of the island, where the water is crystal clear turquoise and absolutely beautiful. And the road there is not as bad as people say - a little bumpy, but not bad.

We loved every second of our stay here. So clean, so immaculate and well designed/decorated. The pool was warm, the drinks were cold and the staff was amazing. Definitely coming back!

Great location just outside of town so it was quiet but close enough when you need to go into town. Front desk staff very friendly and helpful with booking excursions and making sure we had everything we needed. Onsite restaurant and lounge had excellent food and drinks! Pool was small but very clean. Room was perfect and bed was very comfortable. Would stay there again!

Loved the ocean view ! Would have been nice to be in the water but no beach . Lots of seaweed Staff were super friendly and helpful with anything we needed

I can't say enough about this property. It was a beautiful condo on the beach. There's a pool, indoor bar/restaurant. They will stock the fridge for you, arrange transportation and excursions. Convenient to everything. I will definitely stay here again!

The apartment was amazing, had everything we needed. Towards the end of our stay we were getting the bands from a hurricane which cause some leaking in our roof, they immediately moved us and upgraded us. We will be back. The grounds are beautiful, the staff is friendly, the rooms are great. Highly recommend

This property really felt like a home away from home. The condo is spacious and has beautiful view of the ocean. Two balconies and two bathrooms! Bonus for both a washer and dryer. The location is just north of the bridge so the city is easily accessible and yet the property is nice and quiet.

We stayed here with two youngs kids and had a great time. The suite was clean and very nice. The views of the beach are beautiful. The pool is small but nicely shaded by trees. The restaurant on property was limited but there are several options nearby. We rented a golf cart to get to town but it is walkable if you don't have young kids in tow.

A Wonderful Stay at Tres Cocos, San Pedro Ambergris Caye, Belize Our stay at Tres Cocos was absolutely delightful! The property boasts a stunning view from both the en-suite room and the living room, and everything was impeccably clean with comfortable beds. During our stay, the air conditioning in our en-suite room stopped working. The manager, James, promptly tried to fix it, and although it couldn’t be repaired that night, he kindly gave us a refund for one night. We didn’t complain or show disappointment because we understand that things happen, but his proactive approach and generosity truly showcased the exceptional customer service at Tres Cocos. The location is perfect—situated between the north and south, offering a quieter atmosphere compared to the busy town area. It’s also close to some amazing restaurants, like The Dog House and Mesa Bistro, which became one of our favorite spots to eat. The staff and locals in the area were incredibly friendly, and James went above and beyond to ensure we had a great experience. We would absolutely stay at Tres Cocos again and highly recommend it to anyone visiting Belize!

We had a fantastic and memorable stay at Tres Cocos in San Pedro, Belize. We were both surprised and pleased when we were contacted prior to our arrival to ensure our arrival was smooth and everything stocked. James and his staff were so helpful and kind. Our accommodation was just as described with the most fantastic view and ample outdoor space - perfect for watching the sunrise or set. We will be sure to return. Loved it.

My stay was excellent!!! The staff were pleasant and very accommodating. The condo was clean, nearby restaurants, and close to town. I will be staying there again!!!!

The Doghouse and the 303 bar n restaurant were wonderful! Condo we stayed in didn’t have dishwasher or washer n dryer, but hey! It’s Belize…the beach was covered in seaweed but 2x a day workers would remove it!
