Positives Parking, location, generally clean. Fine for a night or two. Negatives Noisy floor boards- made difficult to sleep, shower in a cupboard- bathroom tiny, bed too soft, sofa uncomfortable. No human contact- all via WhatsApp.

Our room was very good, clean and comfortable, with a nice bathroom. As advertised, it was room only with no other on site services. The reception desk was virtual, so interaction with staff was minimal. To describe the down stairs area as a kitchen and lounge area was overstated to say the least. A fridge and two microwave’s do not make a kitchen. To be fair, aside from the bedrooms, the place appears to be a work in progress, and may improve with time. On site parking was available and we had no trouble getting a space and if full there is a public car park next door. If all you want is a comfortable room with parking, this place does the job, very adequately. There are plenty of places nearby for a good quality breakfast and great dining in the evening. We would definitely stay there again.

Parking on site was tricky due to narrow bays and large cars very close to white lines. Room and terrace were very comfortable and well appointed

Clear welcome instructions. Clean room. Comfortable bed and excellent pillows.

For one of their best rooms it was shocking. One window wouldn’t close so was letting a constant draft in, tiny heater in the room did nothing. Holes in the walls, stains all over the carpets and wires dangling down. Left within an hour of being there. Requested a refund as the owners said I could, then it was denied as expedia classed it as “poor service” and they didn’t like that. Absolute joke.

Great location. Easy access to town centre. Parking is easy and secure. Room needs refurbishment. Shower cubicle is small and even not got a caddy to place the shower gel and shampoo. The drainage was clogged.

The room was comfortable overall — the bed was great, and the shower room was a good size, I liked the decor and the decorations. The main areas of the hotel were clean and tidy and parking was very convenient, though spaces were a little tight and filled up quickly. Very convenient location to explore the Lake District from. Check in process was efficient. That said, I did notice some issues with the room’s condition. There seemed to be a damp problem (present or past I’m not sure!), with thick condensation on the windows, remnants of wet patches on the walls and a musty, damp smell on arrival. The shower room also had some mould on the ceiling and the grouting around the shower was black with mould, which could do with a more thorough clean as I have to say, I thought this was fairly foul! It’s a very common thing to happen in a shower but it’s also extremely easy to clean (before it gets to this stage) and keep on top of. The radiator and towel rail weren’t working which was nothing more than a slight inconvenience (not cold enough to need it yet really!) but it did mean my towels stayed damp throughout my stay - I think the towel rail may just need bleeding as the bottom was hot. Despite what I’ve said above, I would stay here again purely as it’s an extremely convenient location to explore the Lake District and Ambleside and in general the room was fine and comfortable. But the mould and damp stop me from wanting to give this place a more positive review and rating.

Only 10min walk from shopping & restaurants so accessible

This hotel definitely needs a revamp. Stained carpets, no lock on the bathroom door. Definitely no soundproofing between the rooms as we were kept up all night by people flushing their toilets at all hours and no staff around to rectify any problems you may have apart from an email address. I would advise not to stay in the hotel itself but to choose the outside garden rooms we had stayed in previously as they were bigger and had a more recent makeover.

I booked this as a present for my son and his partner they said the place was lovely comfortable and clean check in was very easy and would definitely stay there again
