Air con was satisfactory. While the room , linen, towels etc were clean , the soap dispenser above the hand basin had soap, it did not work did not work The rubbish binns in both the ensuite and room had rubbish still therein from lrevious guest/s. Car park could have done with a bit of a cleanup

Run-down motel in a seedy area. Room reeked of smoke despite being labelled as non-smoking, there were stains on the sheets and we were bitten by bugs in bed at night. Photos in ad do not represent the actual motel. We were offered to change to a different room, but judging by the ashtrays outside every room such an exercise would have been been futile, and it was 10pm at night.

Staff left early so did not see them. Provided feedback but no response. Strange behaviour of guests and neighbours in adjacent caravan park. Did not stay the night as did not feel safe for women. We were put on end of the building which felt exposed. Overpriced and images too positive. Rooms have been renovated to some extent but execution not great. External areas still needing attention.

It was difficult to find the place , especially when returning after having dinner in the town. There was no illuminated sign . The room was tidy but not worth $147, we would rate it alongside some $99 rooms we have had lately. I cannot believe the rating Wotif gave it !!!!

Shower floor was not clean. There was no phone service. They given me a room up stairs, but I cant go up, due to travelling with two dogs which they knew. So given me a small room without kitchenette and had to pay the same then a more luxurious room.

Only downside is weird and unfortunate powerpoint placement. would recommend bringing an extension lead if you have one. Otherwise, quite nice and serviceable

Stayed here before but not in winter. Heater was poor quality and hidden around corner from bed so the room stayed cold all night.

The office was closed. Checked in by phone and told where to find the key. Large crates of used bed linen left outside by stairs. Smoking (supposedly) not permitted in rooms (which smelt) but only outside on balconies? Room was tidy and clean but the motel is old and appeals to truckers and trades people. 2.5 stars

Upon arriving it was found that the hotel is an animal friendly hotel This was evident with the amount of dog fur on the floor and in the bathroom There were dogs staying that were barking constantly. When discussed with reception he said that the owners had been spoken to regarding their noisy dogs Evidently he didn't speak to the dogs

I know that recent floods have affected Kempsey, but the condition of the property was sub standard. The room was great, didn't see any staff. Was unable to have showers as their wasn't any hotwater. Very disappointing.
