The location, cleaness, and complementary breakfast are what I would rate the highest. Carrying my suitcase to the fourth floor was my lowest point.

春から高校生になる娘と2週間の二人旅。バースには電車で立ち寄り一泊。駅からの近さ(徒歩3分)と宿泊料の安さにフォーカスして移動当日の朝に探し、申し込んだがスタッフの迅速な対応で最初から信頼できそうな宿だと感じた。チェックイン、チェックアウトの時間が変わったり、英語に慣れていない私たちに、嫌な顔をせず自分から色々確認、対応してくれてさらに信頼増。建物は古く部屋は質素だが共用バス含めリフォーム済みで全体が清潔。朝食は素晴らしかった！ リフォームして間もないのか、室内の家具のラッカーの匂い？がきつく、娘は連泊でなくて良かったと話していた。選んだのが駅前なのと金曜だった事もあり想定内でしたが夜中に通りから酔っ払いの大声が何度かきこえた。 自分達の予算や旅行の主旨、移動手段、諸々考えると、このゲストハウスは良い選択でした。

Excellent location for transport and the city centre. Our host was wonderful and room comfortable. Just be mindful of shared bathroom. Venue is in need of decorating, but nothing ruined our stay.

This was a lovely stay. It had everything I needed. Sergio was a warm and helpful host, who provided help, advice, and a seamless check-in. He does a great job of proactively reaching out to guests. I would recommend earplugs, as there seems to be a night club located nearby.

A charming heritage property, perfectly located in the heart of the city.

We came to this property for the Jane Austen Festival and were more than pleased with its close proximity to central Bath and all the Jane Austen sites to see! Sergio was accommodating and kind. We would definitely stay here again next time we are in Bath!

Very central, which what was attracted us. Unfortunately room was on 3rd floor( which to be fair we did know, only after booking ) no lift and 6 flights of stairs, I'm 76 partner 71!!! Did find it a bit much in the end !! Breakfast was continental ,enough to get you going in the morning, tea and coffee making facilities in room which was good.rooms are basic and shared bathroom, which is a bit of a pain going downstairs in the middle of the night!! No reception as such ,but met Sergio manager/ owner (not sure)who was very helpful . No car park, but one opposite, bit expensive, we would go by train if we went to bath again. Plenty to do in Bath ,very interesting ,they were celebrating 250th Anniversary of Jane Austen when we were there.

The only good thing that I can say is that the location is great, close to the train station and city center. Although,..with that being said, there are plenty of other hotels in the area that are just as close. The room I stayed in was so small I couldn’t even open up my suitcase on the floor. The building is in poor shape. It says on the website there may be noise because of a bar right next door,but all the street noise was very loud during the day as well. There are a lot of people and constant buses stopping and going by. With the DJ dance club next door,…the music was so loud it felt as If I was in the club itself. I had to keep the window open since it was so warm and stuffy. There were people talking and yelling and even fighting outside my window ( which didn’t have a screen) around 3am. “Breakfast” was a joke. I read reviews of “ warm baked croissants “ but all that was there for 3 mornings in a row were pre packaged stale croissants, yogurt in a bowl, and the same dry cereal put out each day. Honestly the worst coffee I have ever tasted. I asked for cream and was told “no” by a lady who just walked away. She was the only person I rarely ever even saw in the 3 days I was there, So I was never told where to put my trash,or to get a clean towel.I realize this isn’t a 5 star hotel.But I would not return to stay here again because of the run down property, the insane noise,extremely poor breakfast and the feeling of being unsafe in the middle of the night!

My second stay here, Sergio has always been pleasant and checks how things have been every morning.

Sergio was a lovely host, everything was good. The only thing I think they could do better is with the breakfast, I know there wasn’t going to be a cooked but think there could be more choice of other things.
