I was staying on the ground floor, towards the back of the property. The window did not have a lock; it was not secure, and anyone could get in from the outside.

The guest house and my room were very clean and quiet. There are bus stops near by to get around easily. Communication with the proprietor was very good. Overall experience was great.

Great little room for a great price. Across from a nice park.

Clean and comfortable. The best of both worlds (AirBnB and hotel). The room was made up every morning but the cost was quite low. I'd stay again when I return to Edinburgh.

Sandaig is in a great location for Leith and the vibrant high street. The unmanned reception is understandable in the current day and age and arrival/check-in went smoothly. There were phone-calls to aid the process, but I did miss the friendliness of an in person welcome. The room was good, but I hadn't noticed in prior communication that my bathroom was not in the room, but accross the corridor leading to another room. I don't think other rooms had this arrangement. It wasn't a major problem, but remembering to carry your key to the loo in the middle of the night, might lead some clients getting locked out. The lovely shortbread and refreshment in the room were lovely gestures and added to the overall positive experience.

Clean and classy. Our host was an extremely pleasant gentleman. We would have stayed longer if there was availability. Book it. Now!

Staff very friendly, guest house clean and quiet. However, the electric kettle in the room is leaking, there is a safety concern

I got locked out of my room right away and luckily another guest was able to get ahold of staff.They used an antiquated physical key that was unnecessarrily heavy. My bathroom was in the hallway outside of my room and was a pain to lock. There was no kitchen or bar, but an empty room that could have been used for that purpose. The price was descent. Yet, you wouldn't want to be there except to sleep. I wouldn't stay there again.

The place was charming. I loved my room - very much a guest house, more like a B&B than a hotel, which is what I wanted. The small decanter of Scotch in the room and the shortbread biscuits were a delightful touch. While the location might seem less than than central, it was only a short and easy bus ride from central Edinburgh - though I preferred walking up Leith Walk into town, which has lots of cafes, pubs, bookstores, used record stores, etc. along it. Suited me down to the ground

Ein charmantes Guesthouse, ruhig gelegen an einem Park. Die Zimmer sind gut eingerichtet, unser Bad lag nicht im Zimmer, das wussten wir, ist aber privat für das Zimmer und nicht mit anderen zu teilen. Es lag direkt gegenüber vom Zimmer. Die Tram station ist 10 Minuten Fußweg entfernt. In der Nähe gibt es eine gute Bäckerei und eine Supermarkt. Gute Restaurants beim Wasser, Station Shore. Beim nächsten Besuch in Edinburgh würde ich es sofort wieder buchen.

Comfortable and welcoming. Room immaculate. Free parking. Ideal location for exploring Edinburgh on foot.

Happy with the stay, would like to have the website updated as stated breakfast available but this is no longer an option. Bed was hard compared to my normal bed, although that could just be my preference. Luke and Andy, fantastic hosts. Would be happy to return but would choose ensuite facilitates next time.

Great place to stay 😁

A nice place in a great location, close to transport, a park & nice shops. The room we stayed in was perhaps a bit more run-down than the website pictures let on (chipped paint & scuffed walls, precariously hung curtains, loud squeaky hinges on door, and a tricky knob on bathroom door). But it was clean & the complimentary sherry was a cute touch.

I booked very late and was able to communicate with someone by phone fairly quickly. It’s a big house and operates as such.

This wasn’t a very confident location with my grandmother bc there a large amount of walking to the tram and bus. But someone younger like myself it was a great location! The room was small but beautiful! The bed was comfy and the pillows were great! The staff were so friendly and accommodating and helpful! We stayed 2 nights here and we were very pleased with our stay!
