We enjoyed the quaint rooms (except the run in my husband had with the door knocker), the moodiness of the colors and comfort of the spaces.

Such a charming place! Check in was seamless, communication and it staff is excellent, and it’s beautifully decorated. Great location as well!

We loved our stay at the Frances. From the extremely affordable rate and straightforward mobile check-in process to the beautiful and clean rooms to the walkable restaurants and bars and coffee shops nearby, we were so pleased! We will definitely be coming back!

Overall fantastic, convenient stay. There are several gems around in terms of dining/drinks. The bed was very soft, which gave me some back problems, just based on my physiology. Parking in the back is very tight. Just some things to know.

A really lovely gem in East Austin. A great location - very walkable to tons of great bars and restaurants. Quiet, charming. And Vicki greeted me every day and was just so welcoming and helpful. Probably one of my most favorite hotel experiences.

Love the decor, comfy beds, ease of getting in and out of the property and room.

Owner was very responsive, property was very cute, room was clean, and the coffee/tea/water station in the common area was very convenient. Inn was walkable to a lot of popular restaurants and bars. Property provides complimentary parking (4 spots onsite, and more available at offsite lot), which is rare in Austin.

Stayed here with a friend for a quick girls weekend and so glad we choose The Frances Modern! The hotel is beautiful and we were able to walk to most places. The common areas were welcoming and the complimentary drinks were awesome after a long day of walking around. It was January so too cold for us to actually sit in common area or rooftop, even thought they had small space heaters. Would definitely stay here again if/when we return to Austin.

Convenient to Austin. Franklin BBQ right down the road. Comfortable rooms with great open air common areas for relaxing

This was a really cute Inn. The room was well decorated, clean, great lighting options, nice bathroom and shower, good soaps and lotion, nice bed and bedding, good curtains and cute balcony. My only issue was the parking but I had a car for my stay because of traveling out of Austin. This would be a great place to stay and just uber around if needed. Plenty nearby to do. But doable once you get the parking down.
