Advertised rooms were not accurate to the actual property. Rooms are obviously sub let, as they are poorly maintained, run down, damaged and not to the standard I would expect of an 'Oaks' property. Our bathroom had the mirrored cabinet doors removed and small mirror stickers stuck on the wall. The room had been DIY painted (poorly) and many areas appeared dirty or even unsafe. Property was poorly signed, there was inadequate staffing and parking was difficult. Extremely disappointing stay.

This place is falling apart. The location is good, with an IGA, tram stop and station at the door; and it has great views towards the CBD. The size of the room is great. But the place itself is basically at the level of international student accommodation and gig worker haunt, meaning it has been treated like crap for years - it’s dorm room levels of quality. A notch above backpackers, far, far, far below hotels. The hallways stink, there are endless marks on the walls & carpet; the cabinet in the bathroom was barely hanging into its hinges, the shower-over-bath had chips in the tub and the chain winder for the blinds was so stripped of gears that they didn’t even bother attaching the chain any longer. Opening the blinds was a miracle. We booked it for the washing machine/dryer combo, but even that was terrible - inside the machine was filthy with lint and debris, it threw errors and didn’t dry our clothes properly, leaving them stinking and needing to be rewashed elsewhere. Oaks Flemington could be wonderful and the price was decent, but it’s clearly been left to rot. If you’re okay with staying in a dive or student accommodation, it’ll fit you perfectly. If you’re a working professional or seek quality - look elsewhere.

Well located apartment very close to city with tram stop on you doorstep. Views were great, front desk was always manned, staff were always courteous., security access was good. Rooms were good but can be noisy as it is located on freeway. Didn't bother us too much but noise is obvious. There is a handy IGA located downstairs which was very helpful. I must point out that the gym is located in entrance foyer which we found wierd and uncomfortable. Otherwise very nice. Would stay here again

Good location , close to tram though close to highway as well. Two good size rooms , ample space, complete apartment , secure, large smart TV, welcome drink and budget friendly.

Amazing hotel

The room was fabulous - lots of available spacae, clean and tidy, and had everything we needed. Reception was polite and really helpful. Overall we had a great stay. The only downside is the parking situation - particularly when departing as there are minimal spaces near the hotel to make things easy and just "pop in" to drop the key off. You need to park in the (underground) IGA parking which is a bit of a pain. The same goes when arriving - park in IGA parking then go for a walk to the hotel reception. I also found parking during the stay a nightmare - it took us 35 minutes to find our designated carpark as the paint with the number had rubbed off! Impossible to see and VERY frustrating. Also be warned - there is no signage for the Oaks as the hotel is in the midst of changing name. It was confusing and again, took 15 minutes to figure out where I needed to go for the hotel entry. I would still recommend staying here as the rooms and staff are fabulous!

Room clean and lovely staff

We will request a room at a higher floor next time. We were given L23, but the keycard didnt work so was switched to level 9. It was a bit cramped, seating was uncomfortable and there were roaches. Pillows too soft. The level was too low so traffic was very very loud. We could easily hear people from BBQ area and had to keep blinds closed. Mostly our room was just too loud. Advice about rubbish shoot for soiled nappies would have been good too and was worried about exiting after 6pm/ door dash because the reception closed. Loved the washer dryer, made thing way easier! Loved free netflix and access to prime and kitchen ammenities were good too. Basically we just didnt like the floor due to loud traffic and thin walls and very sad view of the road.

The place is a dump! Our unit wasn’t cleaned properly when we arrived and housekeeping had to come back to clean again. The bathroom had hair on the floor, the shampoo, conditioner and cake of soap from the previous guests was still in the shower & the air conditioning vent looks as though it has never been cleaned. The kitchen bench had food marks on it & there were food scraps under the couch. The walls are dirty and have marks all over them, the windows had hand prints everywhere and the bathroom cabinet is broken. The light globe in the bathroom needed changing, the bathroom sink has a big crack in it the oven and dishwasher had streaks all over them. The bed sloped down at the head of the bed and it felt like my head was leaning right back. The traffic noise was quite loud and constant as we were adjacent to the freeway. The only positive comment I can make is that we had a great view of Melbourne city from the room.

Room was not clean with mold in kitchen and rust running down the wall in the shower Shower head was dirty and not usable and snake alarms where hanging down open from the wall
