The room was quite clean and the instructions to enter the property were quite clear. Parking can be a little tricky as it gets filled up during night time outside the property. However, there are options to park your car nearby. Overall, the stay was great as the room was comfortable and clean with a great view.

Everything was amazing and so easy. Received great instructions the day before check in with videos etc. The check in process was a doddle, as was checkout. The comms via whats app was so efficient. I requested the chance of a later check out and they managed to extend this to 11:30 no questions asked. Room was stunning, bed was SO comfortable and it was less than a 10 minute walk into Ambleside. Also highly reccommend the stone baked pizza hut next door - AMAZING!!!! Would most certainly stay again

Clean, comfortable, quiet room just five minutes walk from the centre of Ambleside. Arrived by 555 bus from Kendal, the stop is just outside. Instructions for check in were clear and comprehensive. Would definitely stay again.

Good parking

Heated mirror has exposed electrical connections with brown insulation tape covering it, not correct IP rating for a sink/ bathroom. Extractor fan going incorrect way flowing dust into bathroom. White carpet not very white anymore (minor) Walking distance to alot of good stuff nearby.

The room we stayed in over last weekend (hot weather weekend) we could not have the windows open because it had a wasp nest directly above the window in the guttering, I enformed them they told me what they had done and they were going to they kept me informed of every step which was fine With the weather being so hot it the room was a little unbearable at times during the night I know wasps do not come out at night, but they do early morning

Positives Parking, location, generally clean. Fine for a night or two. Negatives Noisy floor boards- made difficult to sleep, shower in a cupboard- bathroom tiny, bed too soft, sofa uncomfortable. No human contact- all via WhatsApp.

Our room was very good, clean and comfortable, with a nice bathroom. As advertised, it was room only with no other on site services. The reception desk was virtual, so interaction with staff was minimal. To describe the down stairs area as a kitchen and lounge area was overstated to say the least. A fridge and two microwave’s do not make a kitchen. To be fair, aside from the bedrooms, the place appears to be a work in progress, and may improve with time. On site parking was available and we had no trouble getting a space and if full there is a public car park next door. If all you want is a comfortable room with parking, this place does the job, very adequately. There are plenty of places nearby for a good quality breakfast and great dining in the evening. We would definitely stay there again.

Beautiful clean room presented very well, ideal location for walks in the fells or just nipping into Ambleside town for a drink, would recommend this place to anybody

Parking on site was tricky due to narrow bays and large cars very close to white lines. Room and terrace were very comfortable and well appointed

Clear welcome instructions. Clean room. Comfortable bed and excellent pillows.

For one of their best rooms it was shocking. One window wouldn’t close so was letting a constant draft in, tiny heater in the room did nothing. Holes in the walls, stains all over the carpets and wires dangling down. Left within an hour of being there. Requested a refund as the owners said I could, then it was denied as expedia classed it as “poor service” and they didn’t like that. Absolute joke.
