The buiding and the room are old. The only advantage is free parking.

All the staff were so helpful very clean room no faults, lovely breakfast. I would definitely stay again.

I'm actually happy to give the Preston Park Hotel a 5 star rating. I found absolutely nothing negative in my stay. There is ample parking on site. Staff were all amazingly friendly and helpful, and the room was a decent size. More than big enough for myself and my Girlfriend to be comfortable. I'm guessing the bed had a good quality memory foam mattress, because the bed was wonderfully comfortable. The complimentary Tea/Coffee provision in our room was extremely generous, and the Breakfast was very nice, with a decent selection available. Some would call the Preston Park Hotel basic, but as a base location for an evening out in Brighton city centre, it was perfect for our personal needs. Absolutely no gripes here. 👍

Our bath water running was ok but shower wasn’t working properly, staffs from the reception and breakfast were very friendly. We been there third times and nice to see them again. We will come back again maybe in the spring or summer.

Room was ok, could do with upgrade but was clean. Staff at the breakfast were great! Greeted us with a smile, offered drinks and were very polite.

Nice close to the supermarket and friendly staffs at the hotel.

Tired hotel, hard pillows/mattress, tepid breakfast, low water pressure in the shower - didn't sleep well at all really but it's fine for a stopover. Had to wait around for 10/15 minutes to get checked in - as there was only one member of staff running the bar and reception (?).

For the price, especially in Brighton, you can’t really complain. It’s not great but it’s not bad either. Breakfast ok. Clean room. Stayed here before and would do again.

The carpark is much improved with free parking (and more space than there used to be). Reception was friendly and efficient. Corridor was a bit dowdy. I'd booked a single room but was delighted to find a well appointed room with a double bed and a bath. There was a fair selection of teas, coffees and toiletries plus 2 bottles of water. Everything worked as it should. Breakfast was great if you like a full English. Quality sausage and bacon, scrambled egg etc. The breakfast waiter was very helpful and friendly. There was a very limited selection of fruit. Minor negatives - a cobweb or 2 high in my room, paint stains on the corridor carpets and battered internal doors. Overall - great value.

We enjoyed our stay. The hotel is very dated and needs refurbishment. The staff was very friendly and it was also very clean. Breakfast and parking included for 2x people was good value for money.

The room was ok, the bath had a crack in it, the sink plug was detached, the carpet was very thin and you could feel everything under your feet, it was very noisy with the traffic, the breakfast was ok, but the evening meal was excellent, fresh fish and chips.

Clean , polite and quiet , good value for money , just squeaky floor .

We booked here because it’s close to Preston Park where we were going for a 2 day Thai festival. It’s reasonable priced too. It’s under new management and being renovated. We are more than pleased with the service we received. All staff were happy and helpful. The parking is in the hotel grounds and safe. The bar is relaxed and comfortable with good quality draft beer and drinks. The breakfast/restaurant area is well lit and layout is good. The free breakfast is very good quality,freshly cooked and kept well stocked with fresh food throughout breakfast. Part waiter served and part buffet self serve works very well. We had one meal in the restaurant which was good, wine list could be improved. Overall this is a nice place for a short break with good bus service into the town and a good park nearby. The hotel will only get better, and we will return.

Small bedroom but large bathroom. Breakfast very good...a wide variety of choices.
