Loved the whole experience. Property was lovely. Quiet garden that was relaxing to sit in. Room was was amazing and you had a good night's sleep. Breakfast was delicious and had a friendly atmosphere. Would recommend this place to anyone.

We had been working the weekend that we stayed at Holly House. Our host was so very kind when they found out we would be gone before breakfast they made us a packed breakfast to take with us. So lovely and supportive and the garden is truly a magical sight to wander through

A very pleasant stay. Very friendly hostess who provided the most fantastic breakfasts and made our stay a real pleasure. Set in a beautiful garden Holly house is very conveniently situated close to the Ashdown Forest for walks and a huge variety of interesting properties to visit. Highly recommended.

Our stay was very pleasant. Our room was comfortable and very private. It even had a small private garden room attached. It is worth mentioning that the room temperature was very acceptable despite the heatwave at the time. The main garden, to which we were given full access was enormous and very beautiful with lots of different “rooms”. We understood from our host that it was an NGS garden and we could clearly see why. Our host was welcoming and provided delicious breakfasts at a time to suit us. The only puzzle was the workings of the rather small tv in our room. This could use an upgrade.

I loved the fact it was a cottage ! Loved the little porta hole in our bedroom and cute open cupboard with a curtain .. very rustic feel! The huge garden was beautiful and our host Andee was very helpful , she gave us tips about restaurants nearby and places to sightsee locally. Overall a lovely weekend getaway !!

We have just returned home from a 3 night stay in Holly House - a real home from home. We couldn’t have been happier with our stay and will recommend it to anyone wishing to stay in the area. The property is beautiful and the garden stunning, and it is well positioned to travel in all directions to whatever activities anyone will want to do. Many historical properties are within easy reach, as is both beautiful countryside and the Sussex coast.

There were some positives, but also several areas that could be improved. On the plus side, the property is genuinely dog-friendly, which we really appreciated. Our dog was able to roam freely, making the stay more relaxed. Breakfast itself was lovely, and the owner shared helpful local tips, including recommending the Red Lion pub about 10 minutes away, which we enjoyed. However, the experience felt more like staying in a private home than a traditional B&B or hotel, which may not suit everyone. The décor is dated (“nan’s house” style) with a musty smell throughout. While generally clean, it wasn’t to hotel/B&B standard, with cobwebs behind furniture and skirting boards not fully clean. The room wasn’t made daily. Practical issues included no coat hooks, limited bedside plug sockets, a small travel kettle with minimal tea/coffee, no fridge, and a very small, tablet-sized TV. Temperature control was difficult: there’s no room thermostat and heating only seemed to be on when the owner was home. We returned from a December dog walk to a freezing room and had to shower to warm up. The breakfast room was also cold. WiFi was very poor and network details weren’t explained. There were maintenance and access concerns: the door key often stuck, we couldn’t contact the owner on arrival, and no name or contact

Small B&B run by Dee who is absolutely wonderful and works non-stop to make your stay a pleasurable one. The breakfast is excellent and the garden is beautiful with many different areas to discover as you explore.
