Clean property and pretty much what I expected for the price paid. Bonus that the room comes with a microwave and refrigerator. 5 minute walk from the metro and near 3 konbini, Aeon Supermarket, and TCAT to airport. Only issue was the bed was a little lumpy, but still comfortable after walking an average of 25k steps per day.

I booked here in a rush because my other hotel did not have working AC as promised. Looking for a room for 2 people and booking online for immediate check in, I chose the only available “double” room at Livemax. It was one bed in a room the size of a walk in closet. I guess “double” meant bed type, but I chose to book for 2 people and didn’t realize, I guess that part was my fault, but options were limited and we were running out of time to find a new hotel. It was double the price of the hotel without working AC, and one quarter of the size. Stayed here for two nights in a tiny one-bed room with my friend sleeping on the floor. Staff was nice and all, the place was clean and functional, but way overpriced for what it was. Maybe I’m not used to how they price and book “business hotels” over there, but it seems odd that a hotel less than half the price would be so much larger and have 2 beds. Both these hotels were 30 mins from shinjuku, just in different places. Lesson learned on rush-booking I guess. Not terrible, but you should know you’re getting a cruise-ship sized single room when you book here.

I had a great time for the second time at this hotel, that I decided to stay for a longer stay.

I had a great time at the hotel. The staff was professional and cordial.

Well too pricy for what it is, there is a strong smoke smell and a dusty smell, the room was not cleaned, the walls were yellow of dirt there is no natural light in the room

Very small room good for 1 person

Very clean and neat, small room.but reasonably priced and well equipped, staff were very accomadating. No issues, woukd definitely stay again

Great hotel with friendly and accommodating staff. The area around the hotel seems to be a white collar Japanese neighborhood. Some Japanese helps a lot with eating out in the local restaurants and getting around.

Good property for the price and location. Smoking rooms were a bonus

The rooms were stinky and not too clean, the air conditioner had a terrible smell. Despite the price and being conveniently located close to a station, I would not recommend.

Small room, hard mattress, small shower, but quiet, clean, and no-nonsense.

Pros: inexpensive, clean, close to subway station, room doors use keypads so no worries about losing a key or card. Cons: no one at front desk in mornings to ask about luggage storage. Beds like sleeping on a box spring.

Everyting was in order. Good pkace for brief stay.

Very dirty rooms with poor service

お風呂の水を抜くとトイレ側の排水溝から水が溢れてきて全て水浸しになりました。 ドブのようなきつい匂いもして最悪でした。 禁煙ルーム指定でしたが、クッションがタバコ臭くて辛かった。 全体的にほこりがあり清掃が全く行き届いていなくリラックスする事ができませんでした。　 もう利用しません。

single room was so cozy & all the amenities was great plus location with only 3-4minutes walking distance to metro station & Tokyo Air Terminal

Cigarette smoke in lobby, also booked smoke room by accident, I could not get rid of the smell even with 2 air conditioners I the room. Can't open window either. Otherwise solid and cheap.
