RESI STAY Kyo Ryuvilux Nijo

Overall, the stay was good. The beds were clean, and it was nice to have a dining room area to relax in after a long day. As always with Resi Stay, the bathroom was great—the option to heat the shower is a really nice touch. The kitchen, however, is best suited for someone under 5’4” (162 cm). It was difficult to cook and wash dishes comfortably, and I bumped my head a few times. I’ve stayed at other Resi Stay properties and didn’t encounter this issue before. One downside was the patio doors—they were locked with a child safety feature and a metal bar, so they couldn’t even be slightly opened. When the room’s ventilation is turned on, it creates negative pressure because the vents pull in more air than the room allows to come in naturally. There’s a square panel above the patio doors that can be pressed to let in outside air, but the airflow is still weaker than what the ventilation system pulls out. It was also a bit confusing not having a reception desk onsite. I noticed several guests made the mistake of going directly to the hotel without checking in at the reception center first.

Great sized property for a family holiday. Good facilities like the kitchen and washing machine. The bathroom also serves as a drying room, so we don’t have to wash again on our holiday. An unexpected gift! Walkable to station and imperial palace.

Well furnished serviced apartment, located in a quaint and clean neighborhood. Walking distance to the metro as well as various attractions. Check-in process is a tad annoying in that you need to do it off-site via their central office, meaning you need to wait against other tenants/renters from their many other properties in Kyoto. Check-out process was seamless.

The room was a really good size. The building was clean and quiet. It was really nice to have laundry although it would be great if they provided a drying rack. This place is in a quieter neighborhood so definitely count on a lot of walking or using the bus to get around (the bus is very convenient and you can use your Suica card, just note that it's a flat rate of 230 regardless of how far you go). It would be nice to be able to use the balcony at this building but I guess the agreement with the locals does not allow it. Overall I would recommend this place.

Checkin was unnecessarily long and drawn out. It took almost an hour in a hot overcrowded room. After the long trip there, the last thing we wanted to do was sit in a waiting room to check in to a hotel. It honestly began to feel like a bit of a scam. After processing, there was a van to drop is off. However, Upon entry to our room, there was a dirty towel on the floor and the toilet was dirty also and needed to be cleaned. Bed linens were spotty and questionable so we spread out towels to lay on . Would not recommend.

I enjoyed my stay here, it's comfortable and good location. I love having a kitchen to cook small meals, and a washing machine for laundry too

Very, clean and comfortable apartment in a quiet neighborhood. Easy walk to public transportation and nearby tourist areas. Closet/ storage space somewhat limited.

We are a family of four and stayed in this apartment for 5 nights. The apartment is in new condition and have good internal fixtures with two toilets and double sinks bathroom vanity which are great for multi people stay. The only negative is its location. It is a bit far from the main shopping street where all the main bus stops are. It is about 20 minutes walk which is all right at the start of a day but is quite tiring after a full day of sightseeing.

Close enough to the action. It’s ten minute walk to main areas and cafes. Makes you feel like a local here.

Very nice area. Convenient to transportations, shopping and dining areas. The only negative thing I had during the stay is the bathroom where the washing machine is located, it smelled funny in there.

It rained during our stay and umbrellas for use would have been nice. Overall a pleasant stay.

Love this place! We feel like living as locals as it’s on a residential street. The staff in check in office are so helpful. The facilities in the apartment are in great condition, we had an excellent stay! It’s a handy place But if you need to go a bit further away, it’s better to take a bus or metro.

Great location, for a long stay it's perfect as our room had a washing machine and kitchen. As I have food allergies we could cook ourselves.

Fantastic location. The communication with the management was almost impossible…we had to borrow people’s phone to call the management. The shuttle still wasn’t clear of where to pick up…with two small kids and no way to connect or communicate without borrowing someone else’s phones we would have been able to stay the first night…pretty rough experience with two small children…looking for taxis in the middle of the night to go meet the manager in different hotel to pay taxes and get in after the entire booking on Expedia was done. Not sure ver mentioned that taxes the first moment needed to be paid in order to use the hotel…we paid the taxes but the whole entire situation at check in will be forever remembered..:all this can be avoided and put into the price with Expedia, and have a lot more understanding and accommodations at the check in. Overall, you are on your own…I’d not been able to get ahold of the management unless I have a Japanese sim and phone number which was pretty ridiculous. They do respond within 24 hours of your emails but they will not come and open the door or check you in unless you go find them where they are which is ridiculous too. Paying for taxi, bringing suitcases around and two small kids in order to check in was a trip…

The room is spacious compared to other Japanese rooms. They have ensuite washer and dryer. Area is quiet and walkable to bus stops. Highly recommended.

Room was spacious for us, 2 adults and 2 kids. AC system kept the room cool during the 90° heat outside. Having a table that fit 4 people was a plus because it makes eating easier and it helped our kids do schoolwork on their laptops. This property has the toilet and shower separate which we liked. Washer and dryer in room with detergent included. Location was not the best just because there were no train or bus stations close by. Nishiki Market was a 15 min walk. Kyoto station is a 10 min walk to the bus station plus another 7 min bus ride.

Great spot and nice facility. Would stay again for sure
