The view from the room was amazing, staff were excellent & the food was nice

This hotel offers a spectacular view. Rooms and bathrooms would need to be somewhat cleaner and updated. Pool area is nice but because of vegetation, the view is limited on that level. View from terrasse is spectacular. Comfortable beds and linen.

Tranquil Luxury with Outstanding Service at Theva Residency Our stay at Theva Residency was truly a memorable experience. From the moment we arrived, the staff went above and beyond to ensure every detail of our visit was taken care of — starting with helping us find a secure parking space, which was greatly appreciated. The hospitality extended into every corner of the property. The team preparing our meals was attentive and clearly took pride in their work, creating an exceptional Sri Lankan breakfast that showcased local flavors beautifully. We also enjoyed the dinner option, which was well-prepared and satisfying. Every request we had was met with a smile and genuine willingness to help. Our room was spacious, clean, and had breathtaking views overlooking Kandy — a perfect spot to unwind. The addition of a private hot tub was an unexpected luxury that added to the relaxing atmosphere. The lush gardens surrounding the property made the entire place feel peaceful and inviting. It was the ideal setting to slow down and enjoy the natural beauty of the area. We would absolutely recommend Theva Residency to anyone visiting Kandy. It’s a wonderful blend of warm hospitality, modern comfort, and natural serenity.

Theva Residency is a nice hotel. Our room was good, comfortable and clean with a decent shower. We had a room with a terrace and lovely view of the hills around Kandy. Nice pool with good views. Breakfast was very good. The location is very scenic but nothing walkable that we found, although it's only a ten minute or so tuktuk ride down to the city which the hotel arranged. Definitely recommend a tuktuk tour of the temples and a visit to the Botanic Gardens is a must as they are huge, beautiful and very well maintained.

Such a lovely property! A little out of town but no trouble to travel back and forth in a tuk tuk. It helps if you have a driver you can contact though. The view from our room was amazing, everything was so clean and the staff were really attentive and the pool area was really relaxing

Bath is leaking to the room and the phone line didn’t work all three days. But the All the workers and food place area is really good.

If you're hesitating: just book it and thank me later. This was our favorite stay in Sri Lanka so far. The view was great, the room was nice, staff were friendly and restaurants served the tastiest food in Sri Lanka. What can you ask for?

We loved our stay at this property. We were lucky enough to reserve a suite with jacuzzi tub which really made the stay a unique one -- being able to watch the evening thunderstorms from the large picture windows and enjoy wine in the tub was super special. The pool was very nice and the sauna was a great way to relax. The food was always delicious. I even asked for their homemade jam/marmalade to take home. But I cannot say enough about the staff, who were over-the-top amazing. While we provided some individual staff tips, at the end of the stay we left a sizeable tip with the manager to share with the whole staff and hope that it was distributed as requested. We just adored our time there and felt truly cared for from breakfast to dinner and everything in between.

I stayed here I met owner of this property most lovely and humble lady I ever met . Manager to staff all beautiful people. Food was excellent I did not eat anywhere in Kandy because of excellency in food love it love it love it .. I feel like I met family 🙏

What sets this apart from the others is the outstanding staff and the amazing food. The staff are really knowledgeable about the local area and made our two days in Kandy totally worth our while. They also went above and beyond during our stay whenever we needed anything, regardless of rhe request. The chefs at this place are insane. The food that was presented was so creative and made the meals so inviting to eat. The taste of the food eclipses the presentation as well which really makes it a match made in heaven. Throw in the pool, spa and sauna and you really have all you could ask for Would highly recommend to anyone as it is well worth the money!
