Good location around 5/10 minute walk to markets and main restaurant and it was very good have a Tesco so close. Pool was gorgeous worth every penny.

Had a great time. Staff were lovely and helpful.
Location ideal. Lots of things to see and enjoy all within easy walking distance. Night Bazaars, Cat Cafes, Bear Hug Cafe, Wats, Temples, monks, shopping and plenty of places for the foodie in you.
Pool was welcoming but sadly a tad too cold for me as not heated due to being in a hot country, however the pool never got to see the sun so the water remained very very cold. We had breakfast included with our booking and on two occasions the buffet breakfast was not made up/available despite us being there well within the serving time. On the second occasion even the reception staff was not aware that the buffet had not been setup so kindly arranged for breakfast for us. Hotel itself very quiet so promised a good night sleep. Sadly this was not the case due to the bed being so hard! We even considered sleeping on the pool loungers one night.
All that aside, as cold water and hard beds are a personal preference for some, I’d definitely recommend the Karou Lotus.

Great little boutique hotel, the staff here are fantastic and alway smiling and helpful! Many times we asked for ideas about tours and activities and the lovely receptionist was more than happy to provide us with information. Thanks for a great stay :)

The breakfast is offered too late (from 8:00 am) that time is not convenient due to most plans in Chiang Mai start early morning (before 7:00 am) They provided us sandwiches and eggs for 7/11 but it’s not the same. we couldn’t eat their breakfast for that reason.

Nothing good about this motel, its below average, bed was very hard with rubbish pillows, tiny tv, the shower was mostly cold as the water pressure was not sufficient to activate the water heater and when it was it only lasted a minute or two. The noise from 2 busy roads and a 24hr servo next door was such I used ear plugs to sleep.

Love place to stay near night bazaar and lovely cat called snow.
Staff are very helpful and they also have decent price for laundry service.
Our room was quite big. If you like to shower & wash your hair often maybe buy your own shampoo and shower gel. You could always pop to tesco express next door too!

The property is showing its age. Staff was helpful and polite, and the room was comfortable, but the Internet speed was very poor -- a deal-breaker for me. I was getting 1-2 Mbs, when I could connect at all. Using a VPN was completely impractical. As noted by others, there were also a few ants wandering around, although they don't seem to bite.
There was no safe in the room, and clothing hangs above the desk, crowding the workspace.
The location is good, and the pool is big, but I would not choose to stay here again unless other options had been exhausted.

This hotel was a disappointment. Older hotel in need of some TLC. The elevator was broken with no sign of it being fixed as well as the sliding door to the pool area. Our airconditioner dripped water in the floor continuosly. Plus was it had a kettle and a modern TV and the location was okay.. staff were very pleasant.

Good location for walking to many places. Things were old in rooms. The cleaning staff were very sweet and nice. But the other hotel Staff would not even acknowledge you when you walked in. Honestly I think some of the staff could learn a little about hospitality. Usually in Thailand people are very friendly. But not the case here. I didn’t try any of the food. The pool was clean though

The room was quite spacious with lots of window views and I liked the use of a safe, free bottled water, kettle and refrigerator. The hotel was very close to the prime eating spaces in Chiang Mai. Good price too. Remember to have 300 Thai Baht cash as they require a security deposit which you get back on checkout.

Hard bed, but well maintained hotel. Nothing fancy, but you get what you pay for. Everything was cleaned well, and all of the staff were kind and helpful. Okay location, 15 minute walk to the Old City. If you're looking for a cheap hotel near Chiang Mai, I would recommend it!

Pretty standard hotel experience aside from them having mistakenly assumed my reservation was cancelled when I arrived. Thankfully reception managed to figure out the mistake within about 5 minutes of our arrival, so it wasn't too much of a hassle. Rooms are clean, beds are hard, the close proximity to a petrol station made our late evenings and early mornings annoyingly loud. The buffet breakfast was pretty mediocre, but at least it was something to eat since it was included in my room rate.
The location is ok if you want to be near the river, but it's about a 15 minute walk to the old center and about a 10 minute walk to even a 7-11 because there's no through road through a large block.
Overall an ok stay but I wouldn't go out of my way to stay there again.
