The hotel is old but well maintained. Staff very helpful and kind (they agreed to prepare simple continental breakfast before the standard breakfast time since we were leaving very early). Limited free parking is available, but it can be reserved for 5euros/night/car inside the property. to get to the property you will have to go through narrow and uneven streets, if you travel with a van it might require some skills, on iphone just follow “Maps” directions and you will end up in the reserved parking section of the hotel. if there is a spot without the “reserved” sign just park and walk to the reception, if you have reserved a parking you should see a sing with your name hanging from the parking spot cover below the number. Loading/unloading needs to be done from the back of the property where the reserved parking are located, so not a big deal and closer to the rooms. Rooms were clean and relatively spacious, AC was on in the entire property upon arrival (although in general in Italy it is not run at very low settings - 75-76F), this is not a given in hotel independently run. Very peaceful considering that Fregene is a weekend destination for Romans especially during summer. Perfect location to reach the beach, 5min walk, or for FCO airport (20-25min away early in the am without traffic). We stayed only one night, but I would consider the property again. During weekends it might be difficult to find a spot in a restaurant, it is better to book in advance.

Charming little hotel!

The location of the property was lovely. Just a short walk to the most beautiful beach. Matteo was wonderful. He was so friendly and helpful right from check in to departure he made the stay more enjoyable. Great proximity to the Rome airport in a relaxing atmosphere.

Staff were friendly and helpful. Area is pretty and quiet. It was a bit far from the airport. Cost us over $100 for taxi to come and going from and to the airport. It is quiet residential place with access to beach close by. There are a few restaurants nearby although not many and opens at 8PM for dinner. Free breakfast was good.

This lovely hotel was the perfect place to wind down after a few weeks around Italy. The staff were very sweet and helpful, a homemade breakfast buffet was nice and fresh and the room was spotless. It’s very quaint with a private terrace and lovely orange trees and beautiful flowers around the property. Bike rentals are inexpensive and perfect for a ride into the little town or along the beach bike path. Great seafood restaurants and many beach club options. Only 15 minutes from FCO!

Very nice restored villa, nice gardens and patio; quiet setting near beach. Friendly staff.

Room was reasonable, staff were nice. Very very far from everything, hard to get taxis & ubers to drop and pick you up out there. A/C didn’t work during my stay. Breakfast was left out overnight from the day before not with 13€. Overall a nice little place if you are going to stay in Fregene, but if you are planning to explore save yourself the 85-100€ per trip and stay towards the center of Rome.

KNOW WHAT YOU’RE GETTING: hotel and beach town in disrepair. Price per night is a cry for help, double what it should be. Obviously they’re trying to keep the place going but targeting the wrong audience. Why stay here: - you feel bad for struggling owners - graffitied ghost towns are your thing Why avoid - location - uncomfortable beds - smell + couch stains that will keep you awake at night Accommodations seemed appealing on the internet, the reality is we could not comfortably utilize anything because the smell and stains on the couch made our skin crawl. Thought we’d save the day by checking out the beach. Beach access was difficult to find and regretted. Every building along the beach was abandoned and graffitied. It’s the off season maybe things aren’t usually so bad? We pressed on. With four hungry kids we set out for dinner - nowhere to eat but a grocery store. You know the hotel room is not great when you take as long as you can at the grocery store so you don’t have to go back. Returned around 8:30 pm and surveyed more of the room. I contacted hotels.com to let them know the hotel misrepresented the accommodations. Nothing they could do but send reception over. Reception curtly told me that cigarette smell I reported was non existent and then it hit me… the smell wasn’t cigs but ozone. If you know, you know ozone machines are used to get rid of mold and bugs. Need I say more? They didn’t bother to assess the smell of spoiled food in the 2nd room.
