Our room was at the top of the house and was ridiculously hot. The fan in the room was broken, but staff did supply another one. We had to sleep with the window and shutters open, and it was still uncomfortably hot and stuffy, and made us feel quite sick. It was a relief to open the bedroom door in the morning and let some air in. We could feel it getting cooler as we went downstairs. Staff were helpful when we spoke to them, I guess there's not much more they can do when the weather is 30°+ outside. There were fleece blankets and duvets on the bed, we had to request cotton sheets to make it a little more bearable in the heat. Would stay again, but only during a cooler season!

Character building with a room that had all the amenities. Very comfortable bed. Front desk staff was genuinely helpful with all questions. About 12 minutes walk to tube station. Good value for money.

This was in the perfect location for where I needed to be for a friends party. I was able to check in early as my room was ready. The bus stop outside went to where I needed to go and Tooting Commons right on the doorstep for a walk in the sunshine. Everything was clean and functional but I was there on the hottest weekend of the year and I missed not having air conditioning!! 11am check out meant I didn’t need to rush in the heat. Would thoroughly recommend.

The staff was fantastic. They helped with the luggage and accommodation on the lower level. Beautiful property snug and clean.

We had a friendly welcome for our 2-day stay. The bedroom was ‘twee’ but with plenty of room to move around and a decent wardrobe. Tea and coffee making facilities were provided (remember to bring milk!). The bed was comfortable and on-site parking available for a small charge. The location was close enough to walk to the centre of Balham. Overall, a pleasant stay.

The accommodation was very clean, comfortable and well maintained. The en-suite is tight, but perfectly usable and the shower was very good. I only stayed one night, but the guest house was really good value, a short walk to the centre of Balham and access to transport links to the centre of London. Highly recommended if you want functional not luxurious and very reasonably priced.

Nice basic hotel in pretty & quiet street. Good location for visiting family who live 20 mins walk across tooting common. This is stones throw from the common & its cafe. Set in nice residential area. Taken a star off as mattress was a bit hard for me but to be fair I have got a very soft one at home that I’m used to. Room bit basic but ok for 1 or 2 nights.

We had a decent size twin room which was very comfortable and clean. The parking was easy plenty near by and a car park at the hotel. The staff are very helpful and friendly will definitely be coming back.

The most friendly of staff. The gentleman helping with the booking and also looking after my two guests was very welcoming and accommodating. Perfect for a London stay ! Close to the Common and easy walking distance to Balham and the underground to central London.
