I have stayed a villa many times, unfortunately this visit was disappointing, I arrived after paying 129.96 for 1 night which included breakfast..only to be told that I would have to pay another 10 pound for a cooked breakfast..I was told that I had payed for only a continental breakfast, this certainly didn't state this on my booking form, I was looking forward to quiet afternoon which didn't happen due to all the building work going on, then dinner well the menu wasn't what it used to be, so in the end we went to the grapes pub in the village which was excellent, breakfast this morning wasn't great give it a 5, certainly wasn't up to the usual standard, so overall wasn't a great stay, i will say the reception team were lovely as was the bar staff, but i think its going to be long while before I go back, & for what it cost certainly wasn't up to its usual stranded!!!! Overall all 5 out of 10!!!!!

The hotel is currently being extensively refurbished, and the updated rooms are modern and impressive. My only concern is the dog fee. It's great that dogs are allowed, but charging £30 per dog per night feels excessive, especially when it can cost more than using kennels. Overall, a good stay, but the pet charges could be more reasonable.

Always stay here when on the Fylde Coast. It has a very calming and friendly atmosphere. Service is always good and nothing too much trouble. Breakfast is excellent. We tend to stay with family for evening meals.

Very helpful team all friendly and go out of their way to accommodate all your needs. Hotel going through a refurbishment, when it’s all done I’m sure it will be excellent

Was fine for what I needed which was one nights stop. Staff were the standout point of the place as everyone I interacted with were nice and friendly. However the upkeep of the room was where the place fell down somewhat, some instructions on how things in the room worked would be helpful as it took me a little while to figure out the air-conditioning unit which admittedly wasn't much help with even when turned on. There were various stains and marks on the sofa and chairs but the bathroom was where my biggest issues were. I started to run a bath but when the hot tap was turned on it started to make a horrible clunking noise so decided just to have a shower instead both brackets for the shower heads were half hanging off the wall, and when in the shower it would randomly go cold for just a second then warm again and the taps were so sensitive the slightest movement sent the temperature big jumps. The beams definitely needed dusting with the amount of cobwebs and some of the tiles around the room were cracked. The bed was okay but extremely creaky and the fram had multiple cracks in it. I never got under the covers as the room was a bit too warm for my liking. The restaurant downstairs was nice, I had dinner there as then I didn't have to leave the site. I had the pie and mash and a side of onion rings. Everything was tasty though the veg could do with a little more cooking. The best part was the staff but otherwise needs some work

The hotel was full of character. The bar was wonderful. Full of dark panelling and leather sofas. The food was excellent The staff were really nice. The bed was comfy and it was so quiet. The hotel is getting a make over and it will be super but I like it's old worldly charm now. The receptionist, I think her name was Lizzie, apologies for not remembering but she gave us a tour of the rooms in the old part. The honeymoon suite was gorgeous. The bathroom had a claw footed bath. There was a couple of rooms with spiral staircases! I hope the owner keeps these. It was a nice surprise to stay there and very cheap. I was surprised that not many people were there on a Friday. A hidden gem.

This property is being refurbished and during the day there is constant noise of drilling and banging. The walls of my room were vibrating from the drilling which seemed to be directly above. I received no advance warning of this work and it is not detailed in Expedia’s information about the place. The work starts promptly at 8.30 in the morning although Iheard builders moving around and talking at around 6.50am, which is unacceptable. In addition, there was no hot water on my second morning. Whilst the room was clean and comfortable and the staff were helpful and apologetic, I would stay away from here until all the refurbishment has been completed.

Friendly Staff, really nice room. Few minor items in disrepair but room is really clean and was worth the money.

Everything about the stay I couldn’t fault it

On arrival we were upgraded to newly refurbished room and the room was very nice. The staff were very helpful and friendly. The location was quiet and just outside the village of Wrea Green with plenty of car parking. My only criticism is the evening food menu was a little on small side but the food we did have was very tasty and well cooked. Would I go back? Oh yes!!

Just back a lively weekend away at The Villa. Staff fantastic, hotel under goung refurb work but did not cause us any issues. Manager Caitlyn has the best Customer Service skills I have come across for years. Bar could do with better choice of wines but plenty selection of other drinks and bar staff were helpful and polite. All in all a fabulous place to be

Quiet location, with helpful staff. The only issue is the water is not very hot.
