The owner and the place are very nice.

I would not recommend this as a place to stay in Mestia. Upon arrival we were shown to our room and that was the only time we ever spoke to someone running the guest house... Three days later we left without saying goodbye. The rooms were cold, bathrooms smelt and the beds were uncomfortable.

In general ok, but it was annoying that the bathroom floor was always wet from our check-in to our check-out; probably due to some leakage. Uncomfortable bed. Wi-fi did not function in the room, but worked well in public areas.
