I have been staying at the Lemonfield for over 30 years through a few different owners. Each owner has made updates and rooms are now en-suite. One of the best features was the breakfast, but this now has a charge and I decided not to try it. The location is great, close to the sea( some rooms having a view) with local shops, pubs and cafes all within walking distance.

Lovely room, great size, wonderful view, excellent shower! Very comfortable bed and good off road parking! Would definitely return!!

Good spot close to beach and some restaurants and shops (GOA Indian is Good) Clean etc.. Strange noise in the morning think it was someone running a bath for 15mins also had to ring to check-in and told key was behind plant pot.

More BnB than hotel. Clean and comfortable. No staff on site key left for access. Work well for me. Good nights sleep

The best part of this hotel is its proximity to the beach. We had problems with hot water the first night. No one is posted at the front desk. So getting help is not convenient. I fully expected small rooms but the twin bedroom was tough with two woman sharing. The is little space to put luggage. The shower splashes onto the bathroom door and the effects of that over time are obvious. Luckily we were not there to enjoy the hotel. We were there only to sleep. If you want a place to relax and hang out, this hotel offers no sitting area or lounge.

The hotel is in a great location near the front.. Our room was small , but reflected the price we paid , , so very happy with it. we had a. Lovely full English breakfast on our first morning , could not fault it at all . We were made to feel welcome by the Hostess, No negatives to report . We will be back 👌

Quiet and close to the beach

Host most helpful when I asked for my luggage to be stored a few hours beyond checkout time.

We turned up to check in at around 2.30pm (3.00pm check in) and there was nobody there (reception apparently supposed to have manned from 9am-9pm). There was a side door open but when we went inside, walked through the whole ground floor and upstairs, still nobody around. Waited for over a hour, called two emergency numbers, found at the front door, multiple times…no answer. Expedia couldn’t get hold of anyone either so offered us credit to book into another hotel nearby which was appreciated. Apart from the inconvenience to us, who leaves their property completely empty (but essentially accessible to any passer by) and isn’t contactable?!?

The Margaret Suite (room 8) double room was really good. Four poster bed and a fridge in the room. It’s the first floor bay window at the front of the building so you can see the sea. Apart from arrival, I didn’t see staff again. The room was clean and the room was quiet. The Expedia booking confirmation from the hotel starts with “Unfortunately…” and goes on about what you can and can’t do and their right to change the price. It’s not very welcoming so I’d recommend changing that.

Think 1960s guest house at the seaside. Cosmetically pleasing. Bed soft and clean but tidy looking behind the initial glance. Worn out, damp/smoke residue where it has soaked in walls over the years. Lots of chips in furniture. Plasterboard smashed in annex and falling off wall Two in a room one packet of biscuits. When we went to switch TV on layers of dust behind it. Grout coming away and missing in shower. Towels thin and harsh. Wish we had chosen a premier inn for night same cost better quality. No staff on at night. Floors thin , walls thinner hear very noise woken at 6:15 by people leaving.

Clean, comfortable room - excellent location. Zed is a great host- warm, welcoming and invested in her guests experience. Breakfast good and copious portions. Wouldn't hesitate to go back

Staff so polite and friendly and all rooms spotless , Breakfast was excellent ! And was given a free upgrade on room . Rooms so cosy and tea coffee facilities with kettle and fridge in room . Fantastic value for the area it is in and would thoroughly recommend this hotel .

Easy check-in. Lovely room with 4-poster bed. Warm and cosy. Incredible value. Friendly. Would definitely stay again if heading to Sunderland
