Bexs rooms are a great find we had rooms 1and 2 we were not disappointed. Easy to find, parking by the rooms. rooms were clean,tidy, had everything that we wanted.beds were great we slept like a baby!!
Outside area with table and chairs was a nice touch.
This will definitely be our go to place when we are back in Ferring seeing family ....thanks for a great stay

Everything was exactly as you wanted. The only reason that I reduced my review is because there was an unsightly mark on the sheet and I think people should pay more attention when they make the bed cause this was not very pleasant at all
I was woken late that night by people talking outside my room. I don’t quite know why, and obviously nobody can do anything about that except the guests themselves by being more considerate.
With luck it’s just an exception.

We stayed there 14 days. The humidity level is high and many big spiders inside even walking inside the bed. When we checked out we forgot our stuff and I kindly asked them and they confirmed that cleaner found. Though I messaged a few times to collect it in appropriate times, but they did not respond. It was not nice. Bare in mind that if you forget something you can never get it as nobody cares. Housekeeper only comes once a week and only when you ask

There is not much near the property but, if like me you are just after somewhere to sleep, this is ideal. The room has the basics you need for a stay and was spotlessly clean.

I would like to mansion that in my years of staying at B&Bs I can say this is the worst, not worth £99. Per night.
